(205 Water Street, #4H)

4H is a corner unit that looks out at Plymouth Street. We haven’t seen this particular layout in person, but we’re told that the build on this apartment is solid. The walk-in closet and laundry are nice, and the building has a full service doorman but that maintenance is on par with luxury Manhattan apartments.


(205 Water Street, #6K)

This 3 bedroom unit faces the interior courtyard. It may not be as loft-like as some other Dumbo loft condos, but this will sell quickly given the shortage of 3 bedroom units in the neighborhood. And two walk-in closets are nice.


(70 Washington Street, #2G)

This loft duplex, with outdoor patio space has an open basement lower level. We’ve seen other duplex units with up to 3 additional ‘bedrooms’ albeit with no windows, but a nice amount of space, especially for Dumbo. The listing says the lower level is “Currently configured as a full size martial arts dojo, Pilates studio, media room and office, this high ceilinged space offers exciting options as living or work space”.

  • 7/6/2012: 70 Washington Street, #7I (Douglas Elliman), $1,350,000 ($952/sf), $562/mo cc, $50/mo tax, 1417sf, 2 bed, 2 bath
  • 7/3/2012: 133 Water Street, #7C (Brown Harris Stevens), $605,000 ($831/sf), $543/mo cc, $21/mo tax, 728sf, 1 bed, 1 bath


(70 Washington Street, #7I)

This open 70 Washington Street condo includes a laundry room and is on a higher floor. At $952 per square feet, this is a bit lower than the current units on the market ($988/sqft). A 10th floor unit with the same layout sold in October 2011 for $1,375,000 ($970/sf).


(133 Water Street, #7C)

This 133 Water Street condo is one of the lower priced 1 bedroom apartments in Dumbo. Median priced one bedrooms in Dumbo are $677k with median size of 800 square feet ($843/sf). Comparable 1 bedroom units in the 700 square feet range at 70 Washington Street have recently been sold for $650-700k range. The listing states the windows are “quadruple-paned” to block out the noise from the Manhattan Bridge. We can confirm that the apartment is silent with the windows closed.

(100 Jay Street, #9G)

The 100 Jay Street maintenance is relatively low for the full service building (compared to the median price per square feet for 2 bedrooms in Dumbo ($922)). A 16th floor unit with the same layout sold in June 2012 for $1,048,000 ($831/sf).


(133 Water Street, #9C)

The 133 Water Street condo has been on the market for 7 days, but is already in contract. Not surprising, given the limited number of 3 bedroom (‘family sized’) apartments in the area. It’s also priced around $1000 per square feet, which is at the median price per square foot for 3 bedrooms in Dumbo.


(70 Washington Street, #7M)

The for-sale-by-owner 70 Washington Street condo is a high floor unit that looks nicely kept. Awesome views! However, once Dock Street building gets built next year, the Brooklyn Bridge tower will likely be blocked. One floor below with the same layout, #6M is on the market for $25,000 more.
