MNS, the Brooklyn real estate firm published their Year End 2012 Brooklyn Rental Market Report today (last week’s December month report was published on DumboNYC today). The report reveals that, in 2012, the rents were up 8.6% which is up 2% from the average growth rate from 2011 to 2010. From 2010, rents are up an average of 16%. Breaking the numbers down from 2011, studios are up 7% from $1,693 to $1,812, one-bedrooms are up 8.5% from $2,211 to $2,400, and two-bedrooms are up 10.3% from $2,778 to $3,065. Average price for a two bedroom broke the $3,000 threshold this year. From 2010, one-bedroom units had the highest increase at 18.9%, up $382.

Some highlights of the report include the following:

  • Neighborhoods such as Williamsburg and DUMBO surpassed Manhattan rents forcing renters to move out of Brooklyn and into the city. The opening of the Barclays Center and the Atlantic Yards development have definitely assisted in bringing Brooklyn rents to all-time highs. Yearly average rents were $1,812 for studios, $2,400 for one-bedrooms, and $3,065 for two-bedrooms. Average increase from 2011 was 8.6%.
  • Some areas such as Fort Freene and Greenpoint are becoming more popular as renters are finding these areas more economical to live in. From a year ago, rents in Fort Greene and Greenpoint both rose an average of 22%.
  • MNS is tracking more than 1,500 units coming to market in 2013. Most of the inventory will be in Downtown Brooklyn and Williamsburg. The inventory pipeline is expected to continue to rise as we see more development and growth in Brooklyn.

According to the report, the top three areas with the highest two bedroom rents are as follows: Dumbo: $4,985, Brooklyn Heights: $4,715, and Williamsburg: $4,002. The average rental prices changes in 2012: Studios (+10.42%), One bedroom (+11.67%), Two bedroom (+5.85%):

MNS, the Brooklyn real estate firm published their December 2012 Brooklyn Rental Market Report last week. The report reveals that, with inventory continuing to shrink, rental rates have not eased off in typical winter fashion. In a year-over-year analysis, studios and one-bedrooms in both boroughs saw the greatest increase in rental prices, although Brooklyn rates overall increased by a greater percentage than those in Manhattan.

Some highlights of the report include the following:

  • Month to Month Trends: While rental rates typically dip during this time of year, average prices rose an average of 1.82% from November. Studios saw the largest increase this month, up 3.13%. One-bedrooms followed with a 1.34% increase, while two-bedroom rental rates increased 0.98%.
  • Booming Borough: Since December 2011, rental rates increased 15.8% for studios, 10.7% for one-bedrooms, and 10.2% for two-bedrooms. Comparatively, rates in Manhattan increased 4.7% for studios, 4.7% for one-bedrooms, and 5.1% for two-bedrooms.
  • Unstable Studios: Extremely low studio inventory has caused rental rates for these units to fluctuate a great deal by neighborhood over the past year, as demonstrated by a 22.9% price increase in Bed-Stuy since November. However, these shifting numbers have not affected the stability of overall rates and are not expected to in 2013.

According to the report, the most expensive average rents for one and two bedrooms were in Dumbo, and Williamsburg has the most expensive studio apartments:

In Dumbo, studios were $2,625 (vs $2,650 in November 2012), one bedrooms $4,238 (vs $4,141 November 2012), and two bedrooms $5,100 (vs $4,980 November 2012). The December 2012 mean Brooklyn rental prices for studios ($1,976/mo), one bedroom ($2,556), and two bedrooms ($3,256).

As President Obama calls for action on guns today, mothers, fathers, children and concerned citizens will join the Manhattan, Brooklyn and Queens Chapters of One Million Moms For Gun Control (@1MM4GC) in a symbolic march across the Brooklyn Bridge, followed by a rally in City Hall Park, to call for new gun control legislation and a sensible interpretation of the Second Amendment, on Monday, January 21, 2013. The event will begin at 9:15 a.m. at the corner of Middagh Street and Cadman Plaza West with brief remarks and a moment of silence led by Brooklyn Borough President Marty Markowitz. At 9:35 a.m. the march will begin across the Brooklyn Bridge Pedestrian Walkway and end at City Hall. The rally on the steps of City Hall will run from 10:30 – 11:30 a.m.

102 Gold Street

The 102 Gold Street building, (aka Ironwood) will start showing in early February, according to Corcoran, the realtors who are marketing the condos. The architect is Anthony Morena and the developer is The REDD Group, the same team that developed the green, energy efficient townhouse next door, 100 Gold Street. From the new Ironwood website:

102 Gold Street was an old 3 story townhouse, sold in 2006 with 100 Gold Street. 100 Gold Street was demolished and redevelopment was completed by March 2009.

Prices for 102 Gold Street are not yet published but for comparison, 100 Gold Street condos were asking $675 to $867 per square feet. Do you think 102 Gold will sell as well as it’s neighbor building 100 Gold?

This drama/thriller is scheduled for release in September 2013. 104 Gold Street in the News

104 Gold Street

In May 2012, Brownstoner posted about 104 Gold Street building being reopened as a shelter.

Last month, NY Times published an article about Community First Services, the non-profit organization that was awarded a $29 million contract to run halfway houses in Brooklyn. They say that they had consulted closely with leading community organizations about setting up the federal halfway house in Brooklyn. One of these halfway houses is in Vinegar Hill at 104 Gold Street (pictured above).

Per the NY Times article:

In September, Community First moved the 161-bed halfway house to a new location, on Gold Street in the Dumbo section of Brooklyn. Several prominent neighborhood groups first learned about it a month later, when called by The Times.

“Didn’t know a thing about it,” said Robert Perris, the district manager of Community Board 2. “I love it when I find out about stealth social service agencies from the media.”

The lengthy federal contract requires Community First to take numerous steps to help inmates find jobs. They are to be assisted with “portfolio development, résumé writing, proper dress and interview techniques training.” The halfway house must provide “individual and group counseling, case management and post-release follow-up.”

But current and former inmates said that in reality, the halfway house provided little more than three meals and a bed.

“They don’t set you up with any interviews,” a current inmate said. “They put a poster on the wall. They just send you to a job fair. They don’t give you any tools.”

Filming in Dumbo: Are We Officially Dating?

Filming in Dumbo Brooklyn between today, January 10 through Saturday, January 12, 2013 is a romantic comedy film called Are We Officially Dating? From the IMDB description: “Three Manhattan bachelors make a pact to have as much fun as possible while remaining single.” Production vehicles are parked along the ConEd plant at Bridge and John Streets.

Brooklyn Bridge Park Updates

Plans for Indoor Cycling Track for Pier 5 Withdrawn

NY Times reports that plans for a velodrome at an old maintenance building at Pier 5 of Brooklyn Bridge Park is cancelled. Joshua Rechnitz, the philanthropist behind the project, said on Wednesday “that he and his team had withdrawn their proposal for the park and would seek another location in or around the city for the indoor sports complex.” The $50million pledge is among the largest individual gifts in the history of New York City’s parks. There were some local opposition to the indoor cycling center but was not a factor for the withdrawal, according to Rechnitz.

‘Cutest Dog at the Dog Run Contest’

There are two dog runs within Brooklyn Bridge Park: Main Street and Pier 6. They are holding a Cutest Dog at the Dog Run Photo Contest. Submit your photos (in jpg format, taken AT one the dog runs to be considered) to info@brooklynbridgepark.org with the subject “Cutest Dog at the Dog Run” by January 22.
