According to Streeteasy, in the past few months, other units with the same layout rented for $3400, $3450, and $3500 per month. According to city records, F line have sold between $600-690k in the past. 7F has views of Cadman Park, city-quiet windows, and 25+feet of dining/living room.

Dabney Lee

As mentioned before, Dabney Lee took over the lease at 45 Washington Street earlier this month. As promised, the store opened their doors today, just in time for the Dumbo Arts Festival weekend.

We visited this morning and took some photos. The store is clean and elegant and offers stationary, notebooks, custom greeting cards, Brooklyn tote bags, and other gift items. We’ve done two similar versions (here and here) of this shot before, but a reader sent us his version of the view down Washington Street in Dumbo from 1974 vs today. The 1974 photo of course had no luxury loft buildings and was desolate (according to our artist friends who were here at the time). The streets were not maintained much, until the restoration of the Belgian blocks in June 2011.

{Dumbo Then and Now, series, DumboNYC}

Long time Dumbo-based artist Jen Ferguson is teaching fall art classes (both private and group) at her studio at 55 Washington Street for kids aged 4-12. All classes are geared around painting, drawing, printmaking and sculpture. Students are exposed to differing techniques and projects are tailored to their interests. These art sessions are meant to encourage children’s creativity while teaching important skills with materials as well as developing problem solving and concentration. They will also be introduced to the work of different artists and techniques as well as have a place to experiment with their own ideas. Class size is usually 4-5 students at most.

Dabney Lee will be opening their first retail location at 45 Washington Street in Dumbo, replacing the Copy Rite, which moved to their new location at 63 Pearl Street. (70 Washington Street, 7P)

This one bedroom condo is on the market by the original owner (according to NYC.gov records). They purchased from the sponsor in October 2006 for $655k. If you’re looking to rent a comparable sized one bedroom in the building, the going rate is approximately $3,500.


(70 Washington Street, 5K)

This condo faces Brooklyn Bridge. 6K (same layout one floor above) rents for $6,600, according to Streeteasy.com. 5K was last sold in January 2007 for nearly $1.15M, according to NYC records.

Brooklyn Flea Dumbo

Crain’s New York reported yesterday that Nos Boutique signed a 10 year lease for 3,200 square feet ($45 a square foot) at 81 Front Street (on the corner of Washington Street). Nos currently occupies a women’s boutique at 117 Front Street and a men’s store on 165 Front Street and will combine the two at their new location.

The location at 117 Front Street will become a Pinkberry frozen yogurt location.

The new shops are planning on opening in October. 50 Washington Street, which is the other half of the ground level (which was part of 81 Front) will be a new concept store by West Elm (3,400 square feet).

4H is a corner unit that looks out at Plymouth Street. We haven’t seen this particular layout in person, but we’re told that the build on this apartment is solid. The walk-in closet and laundry are nice, and the building has a full service doorman but that maintenance is on par with luxury Manhattan apartments.


(205 Water Street, #6K)

This 3 bedroom unit faces the interior courtyard. It may not be as loft-like as some other Dumbo loft condos, but this will sell quickly given the shortage of 3 bedroom units in the neighborhood. And two walk-in closets are nice.


(70 Washington Street, #2G)

This loft duplex, with outdoor patio space has an open basement lower level. We’ve seen other duplex units with up to 3 additional ‘bedrooms’ albeit with no windows, but a nice amount of space, especially for Dumbo. The listing says the lower level is “Currently configured as a full size martial arts dojo, Pilates studio, media room and office, this high ceilinged space offers exciting options as living or work space”.

This open 70 Washington Street condo includes a laundry room and is on a higher floor. At $952 per square feet, this is a bit lower than the current units on the market ($988/sqft). A 10th floor unit with the same layout sold in October 2011 for $1,375,000 ($970/sf).


(133 Water Street, #7C)

This 133 Water Street condo is one of the lower priced 1 bedroom apartments in Dumbo. Median priced one bedrooms in Dumbo are $677k with median size of 800 square feet ($843/sf). Comparable 1 bedroom units in the 700 square feet range at 70 Washington Street have recently been sold for $650-700k range. The listing states the windows are “quadruple-paned” to block out the noise from the Manhattan Bridge. We can confirm that the apartment is silent with the windows closed.

The 100 Jay Street maintenance is relatively low for the full service building (compared to the median price per square feet for 2 bedrooms in Dumbo ($922)). A 16th floor unit with the same layout sold in June 2012 for $1,048,000 ($831/sf).


(133 Water Street, #9C)

The 133 Water Street condo has been on the market for 7 days, but is already in contract. Not surprising, given the limited number of 3 bedroom (‘family sized’) apartments in the area. It’s also priced around $1000 per square feet, which is at the median price per square foot for 3 bedrooms in Dumbo.


(70 Washington Street, #7M)

The for-sale-by-owner 70 Washington Street condo is a high floor unit that looks nicely kept. Awesome views! However, once Dock Street building gets built next year, the Brooklyn Bridge tower will likely be blocked. One floor below with the same layout, #6M is on the market for $25,000 more.
