Empire Stores from Manhattan Bridge

Back in September 28 2012, the Brooklyn Bridge Park issued a request for proposals to develop the Empire Stores building for the long-term lease, rehabilitation and operation of commercial and retail development in the historic structures (no condos). Submissions were due in December 2012, and 10 proposals were submitted. They were presented to the committee on March 19, 2013. Final selection to be decided this summer 2013.

The building is located within the Fulton Ferry Historic District and eligible for listing on the State and National Registers of Historic Places. Empire Stores was closed by New York State Office of Parks, Recreation and Historic Preservation in 2008 after OGS determined that existing building conditions made the building uninhabitable without significant renovations.

The RFP required respondents to submit conceptual plans that demonstrate thoughtful adaptive reuse of the structures, responsiveness to the site design guidelines and a level of design that is on par with the investment made on the part of the public sector.

Two Trees Management has just listed 6 rental apartments at 30 Washington Street for a July 1, 2013 move-in date. The gut renovation of the building interior, built by The Robert Gair Company between 1887-1891, has maintained the red brick facade, cast-iron tie rods, and pressed-metal cornice. Brownstoner took a tour of the apartments, who wrote “many of the units retain elements of the warehouse building, like exposed beams and pieces of an old elevator shaft.”

There are 94 apartments (82 are one bedrooms, 12 are two bedrooms). 1 bedrooms range between $3,100 (582sf) to $4,200 (930sf) per month. A two bedroom is renting for $4,300 (798sf). The listings:

Curbed first reported that the first Dumbo Townhouse at 55-57 Pearl Street (aka 169 Water Street) is listed for $4.1 million. Sotheby’s is listing the 18′ wide, 5 story townhouse. There are 5 townhouses – four are 3,049 square feet and one is 3,358 square feet with 4 bedrooms and 3 full baths. At $4.1 million, or $1344/sqft for the 3,049 sqft townhouse are asking more than recent closing prices for 1 Main Street (which are closing at $1,200 – 1,600 per sqft, according to recorded sales in the past month. 9B sold in One Main St at $1581.79 per sq foot ).

Affordable Housing & Financial Preparedness Info Session

Pratt Area Community Council and Two Trees Management Co. will be holding an information session on affordable rental opportunities at the Dock Street Dumbo building that is being built on Dock and Front Streets in Dumbo/Fulton Ferry Landing Brooklyn. The info session will take place at Lafayette Avenue Presbyterian Church (Fort Greene), 85 South Oxford Street, Brooklyn, NY, 11217. [Enter on Lafayette Ave]

Rents for the affordable units at Dock Street will be between approximately $500-$850 per month for studios, 1, and 2 bedrooms, depending on income, family size, and apartment size. The estimated maximum incomes are $41,500 for a 4-person family, $37,350 for 3-persons, $33,200 for 2-persons, and $29,050 for 1 (all subject to change).

Rental applications will not be available at the presentation (they will be available sometime in 2014). Back in 2008 plan called for 400 rental units, 80 of which will be affordable.

MNS, the Brooklyn real estate firm published their May 2013 Brooklyn Rental Market Report yesterday. The report reveals that the overall average increased by 61 basis points – from $2,486 in April to $2,503 in May – representing an increase of $16.60. Of the 14 neighborhoods analyzed in the report, the following six had negative growth from the previous month: Brooklyn Heights (-0.57%), Bushwick (-1.33%), Clinton Hill (-0.88%), Fort Greene (-0.91%), Greenpoint (-1.30%) and Prospect Lefferts Garden (-2.22%).

Some highlights of the report include the following:

  • The overall rent average increased by 61 basis points – from $2,486 in April to $2,503 in May.
  • The average rental price in Brooklyn during the previous 12 months has increased from $2,407 in May 2012 to $2,503 in May 2013 – representing a 3.99% gain.
  • After reaching an all-time high of $2,687 during April, studios in Greenpoint have inevitably cooled of and dropped 10% to $2,416. Similarly, Bushwick studios have dropped -8.69% during May, after increasing a massive 20% during the previous 12 months.
  • Continuing with the Bushwick / Greenpoint theme, both neighborhoods have experience tremendous growth in the last 12 months. Greenpoint studios (28%), 1 Bedroom (13%) ,2 Bedrooms (10%) and Bushwick studios (20%), 1 Bedroom (23%), 2 Bedroom (4%) apartments have all increased in rent.

According to the report, the most expensive average rents for one ($3,654) and two bedrooms ($5,607) were in Dumbo, and Williamsburg and Dumbo have the most expensive studio apartments ($2,652 and $2,650, respectively):

In Dumbo, studios were $2,650, one bedrooms $3,654, and two bedrooms $5,607. The May 2013 mean Brooklyn rental prices for studios ($1,879/mo), one bedroom ($2,438), and two bedrooms ($3,192).

Toll Brothers City Living and Starwood Capital Group launched their website pierhouseny.com. The residential and hotel complex (called 1 Hotel) is located on Furman Street at Pier 1 of Brooklyn Bridge Park. The development complex is expected to break ground this fall and be completed by summer 2015. Pierhouse anticipates sales to begin in the fall 2013.

Request for proposals by the Brooklyn Brige Park were sent in August 2011 and of the 7 teams who submitted, Rogers Marvel was selected as the winning design in June 2012. One of the fundamental principles of the park has always been that the maintenance and operation of the park would be funded from revenues generated from the site. The initial proposed project was to include 200 hotel rooms, 159 residential units, a 300-car underground parking garage, banquet hall space, a spa and fitness center, several restaurants and retail along Furman St. NY Post reported that the design was modified to avoid future flood damage that affected the park during Hurricane Sandy in October 2012. The condos will have 123 townhouse style units between 1-5 bedrooms. The apartments are stacked vertically and feature private terraces.

John Street Condo Design Presentation

Back in December 2012, the Brooklyn Bridge Park issued a request for proposals to develop the 1 John Street building, the section of John Street between Adams and Pearl Street of the park for residential development. Con Edison sold the 3.4 acres between John Street and the East River that it has owend for half a century in January 2013. Con Edison says its total investment in the property over the years is about $600,000, but the Brooklyn Bridge Park Development Corporation has agreed to pay $9.2 million for it. Revenue from a 96-year lease on the land under the building would help pay for the purchase.

Curbed reported that there are 11 condo designs that were presented with “the stated goals of the project to “enliven the northern entrance of the park,” build “high-quality, visually appealing residential development,” and “seamlessly integrate the park and the surrounding community.” The site allows for a maximum height of 130 feet, up to 130 residential units (101,000 sq ft of residential space), ground floor retail, and up to 110 parking spaces. The winning respondents will be selected this summer. (Side note: One of the bidders plans to use crowdfunding to get the community involved in investing up to $1 million in the retail component of the development.)

[UPDATE May 23, 2013: 195 Plymouth is going to be office space, similar to 68 Jay street. The residential plan is off.]

According to a 2010 proposal (BIS record), 195 Plymouth Street (aka 193 Plymouth Street) was proposed as a conversion into 22 residential units. Landmarks approval for updated windows, rooftop mechanical installation, and was issued on 4/18/2011 (NYC DOB record) and the proposal approved on 5/5/2011.

Construction is ongoing. We don’t have any updates on when the conversion will be completed. Anyone know more?

The Dumbo Townhouses, developed by Dumbo based Alloy (the real estate development company that developed 192 Water Street and 185 Plymouth Street) have released plans for the five townhomes on the corner of Pearl and Water Street via their website.

The the five townhouses, all include parking garage, rooftop outdoor space, and six stories:

  • 55 Pearl Street, 3,358 sf / 695 ext sf / 466 sf garage, (floorplan pdf)
  • 169 Water Street, 3,049 sf / 664 ext sf / garage, (floorplan pdf)

No word on pricing yet, but with demand high for family sized homes in Dumbo with limited inventory, these will probably be north of $4MM or even $5MM+. To compare, one penthouse (PHS) at 185 Plymouth Street (3,056 sf) is on the market for $3,950,000 and the other (PHN) is $3,400,000.
