<p>According to a <a href="http://ny.curbed.com/archives/2011/11/22/nycs_10_most_expensive_sales_of_the_last_quarter.php">Curbed NY post</a>, <a href="http://www.propertyshark.com/">PropertyShark</a> published their quarterly list of the most expensive neighborhoods (based on median closing price for each neighborhood).  PropertyShark noted that <a href="http://dumbonyc.com/2011/08/16/dumbo-is-one-of-the-most-expensive-nyc-neighborhoods-q2-2011/">Dumbo was one of the most expensive NYC neighborhoods in Q2 2011.</a>  In Q3 2011, Dumbo moved up one notch.  Curbed writes, &#8220;Dumbo continued to rise in the ranks (up from #4 last quarter to #3), and Tribeca overtook Soho for the top spot.&#8221;  Median sales price in Dumbo for Q3 was $1,460,000, which increased by 39% over Q2 (which was tops in NYC) and percentage change over the year was 99%.  PropertyShark&#8217;s listings of the most expensive sales in Dumbo last quarter were:</p>

<p>A commenter on Curbed notes: &#8220;So the neighborhood with the highest rate of appreciation is DUMBO. The neighborhood with the 2nd highest appreciation over the year was Boreum Hill. IN BROOKLYN. So Brooklyn snags the top 2 slots for housing appreciation in all of NYC.  Surprised West Village didn&#8217;t make the top 10 though.&#8221;  Is Dumbo WAY too bubbly for its own good?</p>

<p>According to the signs that went up in Brooklyn Bridge Park, Main Street location, the lawn is closed for rejuvenation through the winter. The sign does say that dogs are welcome at the Main Street dog run (photo below) and on pathways and promenades.  We received a few emails from unhappy dog owners about this.  What do you think?</p>

<p>45 Main Street is closed today due to a fire last night, causing lost power, according to the Two Trees Management Twitter message above.  There are reports of a water main break due to hydrant usage causing flooding as well.  Tenants of the building are asked to call 718-625-5505 for more information.</p>

The highly anticipated ninth annual “Ultimate Bachelor Pad” is a sprawling triplex penthouse in the ClockTower Building in DUMBO, marking the first time the men’s magazine has moved its NYC apartment out of Manhattan. <p>The 2011 Esquire Apartment is located in the heart of one of New York’s burgeoning neighborhoods, nestled on the waterfront between the Brooklyn and Manhattan Bridges and boasting some of the best views of the Lower Manhattan skyline and the Statue of Liberty. DUMBO, a haven for artists, digital media companies and the creative community, stands for “Down Under the Manhattan Bridge Overpass.” The ClockTower, originally a factory built in 1914 by a cardboard box manufacturer, was remodeled into luxury condominiums by David Walentas, widely known as the architect of DUMBO, in 1998. The unique 7,000 square-foot penthouse features a 14-foot-high glass clock face on each wall of the main living area, which provides nearly unobstructed views out to the four points of the compass. We really challenge ourselves every year to find a new prime neighborhood and a building that represents the essence of the magazine. The ClockTower penthouse is truly a one-of-a-kind space that encapsulates the style and innovation that is inherent to the Esquire brand.” </p>
<p>Guests at the Esquire Apartment will experience numerous technological and lifestyle innovations customized for today’s “ultimate bachelor,” including such innovations as The Ghost, the Lufthansa Digital Loft and the “Home Office of the Future.” </p>
<p>The only permanent resident of the 2011 Apartment is Charlotte, the elusive ghost. Charlotte is a life-size digital hologram created by Pod Design+Media and WIKA Studio who will appear at various locations inside the Apartment to flirt with guests, provide information on various aspects of the space and otherwise engage a crowd that may think they have seen everything. Charlotte is embodied by actress Margot Robbie, who appears in Pam Am on ABC this fall.</p>
<p>The Digital Loft, created by Luxurious Animals and Poltrona Frau Group for Lufthansa, has a 40-foot digital viewing system onto which will be projected customized social-media feeds. The Study, designed by Marc Thorpe and HUSH Studios for Acura, is the “office of the future,” with a one-of-kind desk featuring a three-dimensional fabric touch screen powered by infrared sensors.</p>
<p>Each room in the Esquire Apartment represents a variety of lifestyle touchpoints for the 21st century man as seen through the eyes of some of the most talented interior designers in the industry, including: Shelley Starr for Hugo Boss [Great Room] and for Don Julio [Tequila Bar], Campion Platt for Ermenegildo Zegna [Master Bedroom], Denise Kuriger for ASICS [Home Gym], Marc Thorpe and HUSH Studios for Acura [Study], Luxurious Animals and Poltrona Frau Group for Lufthansa [Digital Loft], SFA Designs for Conrad Hotels &#038; Resorts [Rooftop Terrace], and Brooks Atwood of POD Design+Media [Esquire Bar].</p>

All events are by invitation only, and transportation will be provided.</p>

<p>A reader sent us this email that the B25 bus route has begun the routing down Main Street:</p>
<blockquote><p><i>Did you know that the B 25 buses started today going down Main and Water 7 days a week from morning until late night? Apparently the concerns raised in July about this route and schedule change went unheard.</i>

<p>We previously <a href="http://dumbonyc.com/2011/07/13/dot-looks-to-revamp-the-streets-near-pier-1-but-not-b25-bus-route/">posted about the B25 bus in July</a> from another resident who thought buses turning into Main Street, then down Water Street would be too much for the cramped streets.  </p>
<p>The original post from the resident said this about having the bus turn into Main Street: &#8220;it is extremely dangerous, and it is a terrible and unsustainable traffic-flow situation. I have seen fist-fights and many incidences of road rage. Many times busses careen onto the street hardly braking at all as they turn down from Front Street. I am worried no one is going to take this issue seriously until a pedestrian is killed or there is a serious accident.&#8221;</p>
<p>Most of the Water Street re-construction has been completed and <a href="http://dumbonyc.com/2011/08/08/construction-update-in-dumbo-week-of-aug-8-2011/">paved with Belgian blocks</a>.  </p>
<p>[UPDATE:  Robert Perris, District Manager for CB2 commented this update:  CB2 took these concerns seriously and discussed them with New York City Transit (NYCT) and other stakeholders. One alternative that was considered was the viability of moving the bus loop to another street further east.  NYCT informed CB2 that it was not able to consider an alternative route at this time but might re-visit the issue following implementation of the 24/7 Main Street loop." It&#8217;s not clear from the article whether they will take space as part of the new concept restaurant <a href="http://dumbonyc.com/2011/07/18/restaurant-liquor-license-application-for-restaurant-concept-at-1-main-street/">by Colonie Executive Chef Brad McDonald</a> or at the existing Bubby&#8217;s restaurant. (Can anyone confirm?)</p>
<p>Per the Crain&#8217;s article:</p>

“We developed a brand identity and now want to strengthen that brand,” said Dawn Casale. She and her husband Dave founded One Girl Cookies as a wholesale and mail-order operation when they lived in Manhattan. “We already built a foundation and large production facility that could handle a second location.”</p>
<p>The company&#8217;s first café at 69 Dean St. in Boerum Hill, Brooklyn—which it opened five and a half years ago—is also home to its baking facilities, which will make daily deliveries to the new DUMBO location a mile away. The new outpost will serve breakfast as well as freshly-baked cakes, cupcakes and other sweets.

<p>Owner Ms. Casale also added that One Girl &#8220;hopes to “fill a void in DUMBO.” As she and her husband walked around the neighborhood they realized there wasn&#8217;t any place to buy a custom birthday cake or cupcakes for parties and other special events, all One Girl specialties.&#8221;</p>
<p>Chef McDonald&#8217;s restaurant and One Girl Cookies plan to open around January 2012.</p>

This 3 bedroom, 2.5 bathroom condo has great views of lower Manhattan and a spiral staircase that leads to a private terrace.  The photos for this apartment are stunning, and looks like it&#8217;s in great shape.  The interior square footage is 2,209 and 1,128 square feet of exterior space.  Monthly real estate tax is $201 and common charges of $2,035 per month.  Their offering this for $3,100,000 ($1,403 per sq ft), which is more expensive per square feet than recent sales in the building (approx $1,000 per square feet based Streeteasy data), but does not take into account the large exterior space &#8211; and that view.  What do you think?</p>

<p><a href="http://official.fm/">Official.FM U.S.A. Inc</a>, is a company that offers artists, labels and music media a website to share their music. They signed a lease for 1,590 square feet of space in 20 Jay Street.  This will be their U.S. office location and they will continue maintain a presence in Europe.</p>
<p>Ideon Financial Solutions, a company that produces software and provides support for financial institutions, is based in North America and Europe, with the main headquarters located in Madrid. <a href="http://www.ideonfs.com/main.php?secc=intro&#038;part=intro&#038;lang=eng">North American Ideon</a>, L.L.C., the North American division, are based in New York City with additional offices in San Antonio, Texas and now DUMBO with the acquisition of 1,436 square feet of space at 55 Washington Street they are leasing. </p>
<p><a href="http://www.breakfastny.com/">Breakfast</a> are innovators who create and develop new digital products and custom technology. The company will be renting 1,436 square feet of space at 55 Washington Street.</p>

<p>We were intrigued about this so we spoke to Chef Brad McDonald about this. Brad is a classically trained chef from Mississippi, and currently resides in Dumbo. He received his culinary training in Dijon, France before coming to NYC where he worked at Alain Ducasse at the Essex House and Per Se.  He was most recently at Noma in Copenhagen, which is widely considered the <a href="http://www.theworlds50best.com/awards/1-50-winners/noma">#1 restaurant in the world</a>.  Brad is currently the executive chef at <a href="http://colonienyc.com/">Colonie</a> in Brooklyn.  They&#8217;re impressive credentials for sure, but what&#8217;s his vision for the Dumbo restaurant at 1 Main?  Will it be like Colonie or more like Per Se?  &#8220;I think that what we are aiming for in Dumbo is going to be something between the two.  It&#8217;s important to me that the spot stays &#8220;Brooklyn&#8221; at its core, but also attempts to raise the bar for food in the borough,&#8221; says Chef McDonald. He adds that &#8220;the menu will be totally chef driven &#8211; an outlet for creativity.&#8221;</p>

<p>As <a href="http://www.streetsblog.org/2011/06/28/dot-unveils-livable-streets-makeover-for-approach-to-brooklyn-bridge-park/">Streetsblog</a> pointed out in late June, the NYC Department of Transportation presented plans for expanded pedestrian areas and upgraded bike markings on Old Fulton Street, which serves as the primary gateway to the recently opened Pier 1 of Brooklyn Bridge Park.  As part of the reconfiguration, the B25 will be re-routed to avoid performing a U-turn on Old Fulton on weekends, most likely by following the same circuit it takes on weekdays.  That means all buses will be rerouted down Main Street in Dumbo, an already cramped street.  A resident of Main Street sent us the below letter to CB2, which he says has not been responded to.  With the bus schedule on Main Street as many as 9 times an hour on this now busy residential street, it would make sense to route the bus down Front Street and left on Adams Street, a less busy street, then turn left on Water Street as it does now.  Makes sense to us, but are there other considerations?  Read the letter to CB2 below (as originally sent but with names removed).</p>

Hello &#8211;</p>
<p>My name is [redacted]. I live at 30 Main St. in Dumbo, am one of the original owners in Dumbo and have lived here for 8 years. I am following up on the CB2 Transportation meeting last night at which I spoke briefly about the M25 Bus route as it relates to the proposed plan regarding the Fulton Ferry Landing changes. The <b>M25 bus route</b> through Main Street in Dumbo is currently an out of control community issue, safety issue, and traffic flow issue, but one that I believe can be easily solved.</p>
<p>For as many years as I have lived here, the <b>M25 bus</b> has zoomed down this tiny street incessantly – the MTA currently is and has been for years using Main Street simply as a “turn-around” point for the bus to head back into downtown Brooklyn. There are rarely any passengers on the bus as it comes into Dumbo, and rarely any passengers getting on at Water Street. It is not, in fact, actually providing any meaningful “transportation” to Dumbo.</p>
<p>Years ago, when Dumbo was mostly an industrial zone, using this street as a turn-around was one thing; however, Main St., one of the narrower, shortest streets in Dumbo (and possibly in all of NYC) is now the <u>most heavily residential</u> block in Dumbo. There are many young families with many small children on this street. It is also probably the <u>most heavily trafficked</u> street in all of Dumbo, with two very active loading docks as well as a very active parking garage and an active delivery alleyway. The street is crowded all day long with commercial vehicles and delivery trucks; cars and taxis; and many pedestrians.</p>
<p><b>There are very often two, sometimes even <u>three</u> buses on the street at the same time, completely stopped by traffic.</b> This is occurring all day, every day. It is not out of the ordinary. In fact, it is often much worse. I strongly encourage you to look at the pictures in the body of this email. If this were occurring on your street in front of your home every day, I’m sure you would all see the necessity of correcting this dangerous and untenable situation.</p>

<p>I have attached a copy of the current MTA bus M25 schedule (<a href="http://www.mta.info/nyct/bus/schedule/bkln/b025cur.pdf">b025cur.pdf</a>). You can see exactly how MANY times the bus now comes down Main St. – as many as 9 times an hour.</p>
<p>Below is a Google earth photo of Main Street taken from the entrance at Front Street. You can see the parking garage and two loading docks to the right, and the alleyway is obscured but it is just past the yellow building on the left.</p>

<p>The upshot is that all of this daily traffic  makes the unimpeded passing of the bus (and with such frequency) a virtual <u>impossibility</u>. Most often, the bus will in fact <u>not</u> be able to pass and in response, will sit blocking all traffic for as much as 15 minutes at a time, and will sit endlessly <b>honking its horn</b> all the while until it can finally get by. Because of the stopped busses, traffic can and is often backed up all the way down Front St. towards Fulton St., as vehicles wait to pass and continue down Front street, or to turn onto Main Street itself.</p>
<p>Main Street is simply not big enough to service this sort of constant, never-ending daily bus traffic, and there is no reason that it should be used as a “turn-around” by the MTA. It is extremely dangerous, and it is a terrible and unsustainable traffic-flow situation. I have seen fist-fights and many incidences of road rage. Many times busses careen onto the street hardly braking at all as they turn down from Front Street. I am worried no one is going to take this issue seriously until a pedestrian is killed or there is a serious accident.</p>
<p>Here is the bus making its turn-around on Fulton Street as it does now in evenings and on weekends, which is actually the widest, simplest and most direct route for the bus to head back into downtown Brooklyn (as well as least trafficked). This is the actual bus turning point which would now be re-routed to put <b><u>MORE BUSES</u></b> on Main Street according to the Fulton Ferry Landing Plan.</p>

<p>However, if the bus must be moved from Fulton Ferry Landing, the obvious <u>solution is this</u>: the bus should simply go down Front Street (as it does now) and instead of turning left onto Main, it should continue a short 1 ½ blocks and make its left turn onto <u>Adams Street</u> (see below) which is a much wider street with virtually no commercial traffic or, in fact, any kind of traffic. Because it essentially leads nowhere, it is practically an unused street. It is also completely non-residential, bounded by an office building on one side, and the Manhattan Bridge on the other. The bus would then make the same left turn onto Water Street (as it does now) and would continue on the exactly same route it does now, down Water back to Fulton Street.</p>

<p>I would greatly appreciate the opportunity to discuss this with all of you in more detail to see if we can resolve this issue for the good of the neighborhood. Please let me know either how we can schedule a call with the appropriate parties, set up a time to meet, or the process by which we can put this issue on the CB2 meeting agenda in the very near future. This issue should certainly be addressed along with the continuing discussions for Fulton Ferry Landing.</p>

<p>One of our readers, EPC (<a href="http://twitter.com/epc">@epc</a>), came across this old 139 year article from the Brooklyn Eagle (July 2, 1872) about Main Street in Brooklyn:  <i>I was digging through the <a href="http://eagle.brooklynpubliclibrary.org">Brooklyn Public Library scans of the Brooklyn Eagle</a> and came across this column (can&#8217;t tell if it&#8217;s opinion/editorial if they even made that distinction) from Page 2 of the Brooklyn Daily Eagle for July 1, 1872.  The first couple of paragraphs are the best, then it sort of slides into gross caricatures of Jews.  Here&#8217;s the first two paragraphs:</i></p>
<blockquote><p>
MAIN STREET<br />
&#8220;It is a peculiarity of Main street wherever you find a Main street, that it never <i>is</i> the main street. Doubtless it once <i>was</i> the main street, but cities grow, and men may come and men may go, while Main street sinks into the general rut of bye streets, and its place is usurped by upstart thoroughfares with no distinguishing name. So of Main street, Brooklyn. Time was when it occupied the place Fulton street holds now, and it is not impossible that the march of local improvement may again invest it with a factitious importance (as leading from somewhere to somewhere else). But at present there is not a street in this broad city of so little commercial or social importance as Main street.&#8221;</p>
<p>&#8220;To speak truth, it is an unsavory thoroughfare. Cologne itself, the city of seven distinct smells, can produce a thoroughfare to vie with Main street in all that is evil smelling and febrifacient — but Brooklyn can with difficulty do so. By day the garbage of a thousand tenement houses is thrown in the street; that is a physical disease.  By night its corners are infested by loafers and its sidewalks people by ward politicians; that is a social disease.  Altogether, as you might infer, Main stret is in a bad way.  And yet there are many good people who live in Main street, and many better people (in a social sense) who have lived in Main street, and can look back upon their tenement house experiences from the bow windows of their brownstone fronts.  I was about to say that there are those of Main street who example all the Christian virtues, but I bethink me that most of its residents are Jews.&#8221;</p></blockquote>
<p>The last paragraph describes Main Street&#8217;s merchants:</p>
<blockquote><p>
&#8220;There are no pawnshops in Main street, but their place is supplied for all practical purposes by the second hand clothing stores, of which there are certainly enough and to spare.  The other industries represented in the street are thee of the butcher, the baker and the candlestick maker, with a slight tinge of the legitimate rum dealer and the illicit whiskey distiller.  But these are nothing of themselves.  The life of Main street is the Catherine Ferry, and while that remains Main street will hold its own as a peculiar and distinctive thoroughfare.&#8221;

<p>Again, not entirely sure how factual it was meant to be then, but it&#8217;s an interesting contrast to Main Street of today (which is even shorter than it was in 1872).</p>
