The Landmarks Preservation Commission approved the Certificates of Appropriateness for 201 Water Street and 9 Old Fulton Street, according to a story in the NY Post. Writer Stephen Witt states, that for 201 Water Street, the LPC approved a new storefront and opening on the ground floor of the site, which is owned by Peter Forman.

For 9 Old Fulton Street, “The LPC approved a four-story building with a one-story penthouse for the site…Architect Van de Bout said the city’s Board of Standards and Appeals must also sign off on the project as the site is zoned for manufacturing and it’s going to be residential. “There’s still a few substantial hurdles to get over before construction begins,” he said.

"Jay Street Arts Building"

There is a Landmarks Preservation Commission public hearing meeting tomorrow, 09 February 2010. On the agenda are two items for Certificate of Appropriateness at 9 Old Fulton Street (previously heard) and 201 Water Street. 9 Old Fulton Street is a vacant lot within the Fulton Ferry Historic District and has a job/filing application to construct a four story building with one story penthouse. (Zoned M2-1). The 201 Water Street (aka “Jay Street Arts Building”) application is an amendment for a previous approval to alter ground floor openings and install storefront infill. 201 Water is a “Daylight Factory style factory building designed by Frank H. Quinby and built in 1913; and a vernacular style factory building built c. 1900.” Will an approval begin construction of storefronts on the ground level of this building bring more foot traffic down Jay Street?

Choice Market Opening Soon?

Our sources say that Choice Market (at Jay and York Streets) will open in February. Their awning went up yesterday, which is a sign that it may actually open soon.

Artist Beautifies Dumpsters

Finley

Curbed and The L Magazine noted yesterday that the artist known as Finley is treating ordinary things, like dumpsters, with wallpaper. She calls this “polite graffti” and will be the best looking dumpsters in NYC. These are located at 25 Jay Street and when we stopped by, they were about half done. Thank you Finley for your ‘gift’ to the neighborhood.

Taylor Fitness Open House

Dumbo Brooklyn now has a new gym. Although Taylor Fitness opened in April, 2009, they’re ready to help you tackle your new year’s resolution of getting fit. Owner and head coach, Darren Taylor, formerly of Boot Camp Fitness Brooklyn NYC, has 15+ years experience as a trainer. His focus is assisting individuals and groups achieve their fitness goals. 25 Washington Street

It’s been known that the Two Trees’ building at 25 Washington Street is being converted to condos, which has/will displace the 100+ small businesses that are leasing space there. Lease holders were notified in October that their leases are expiring on November 30 and Two Trees will commence demolition December 1st and convert the building into residential apartments. According to a Curbed post, there is an application on file “for a two-story extension to the building (with “accessory cabana spaces” on the roof) in 2007. It was approved back then, but the DOB issued a permit for the job only this past February. The architect on the application is Jared Della Valle of the firm Della Valle + Bernheimer.”

Many of the businesses have moved out of the building, including a large tenant, Securitas, who moved to downtown Brooklyn, or to other office space in the neighborhood. Two Trees have offered offices at 55 Washington Street, but according to a few who have emailed us, they are looking for specific requirements (please contact TT for details no longer have any vacancies (according to a few who emailed us).) A few are still scrambling to find office space and need help from the community to find adequate space. There are offices located in 68 Jay Street, 10 Jay Street, 20 Jay Street, 155 Water Street (“Greendesk”), but some need enclosed spaces (not open cubicles). If you are a landlord or know of a location for small businesses, please help them by emailing us a contact asap or post a comment below. We hate to see good businesses leaving the area.

Concord Market

Concord Market is located on Tillary Street (at the corner of Jay St) right behind the Concord Village apartment complex, considered to be in downtown Brooklyn. In fact, Alap Vora, owner and manager, grew up in this complex. He knows the community very well and has many years experience in the business world for his young age.
