Construction has been completed and the Temporary Certificate of Occupancy (TCO) for 109 Gold Street (NYC DOB record), has been issued by the NYC Department of Buildings. 109 Gold Street is a new residential development located in Vinegar Hill Brooklyn (and being marketed as a Dumbo and Vinegar Hill condo on 109gold.com). The seven-story, 33 unit boutique condo development is comprised of studios and one- and two-bedroom units ranging in price from “$325,000 to $1.075 million” and in size from 478 to 1,269 square feet.

The folks from the new condo building at 109 Gold Street are hosting a seminar on renting vs buying in today’s market. The 33 unit building in Vinegar Hill became available on the market in March. Filming: Extremely Loud and Incredibly Close

Filming for feature film Extremely Loud and Incredibly Close, starring Tom Hanks, Sandra Bullock, and John Goodman is occurring today and tomorrow in Dumbo and Vinegar Hill at the following locations:

The film is based on a 2005 novel by author Jonathan Safran Foer.

109 Gold Street Debut

109 Gold Street, a 33 unit condominium in Vinegar Hill, that consists of studios, 1BR, and 2BR residences are now on the market. The snazzy website says: “109 Gold Street features Caesar stone countertops, Bosch stainless steel appliances, Liehberr fridge integrated with white lacquer cabinetry, white oak floors, Bosch W/D units, bike & common storage, private outdoor space, fully equipped fitness center, and a landscaped roof deck.” Based on the photos, they look fairly nice, but some will be turned off by the location. There is a “Vinegar Hill 109 Completion Party” on Wednesday, March 16, 2011 from 5-8pm. (If anyone goes, please let us know your impressions).

109 Gold Street joins new development buildings 100 Gold Street and 181 York Street rentals in the area. There are also 99 Gold Street rentals next door and 201 Front Street one block north. There’s also Nate’s Pharmacy next door at 111 Gold Street, and was left out of the list of shopping in the area on the marketing website.

There are ten active listings ranging $345k ($721/sqft) for a 478 sqft studio (#2E) to $720k ($714/sqft) for a 1,007 sqft two bedroom (#4D).

Local real estate brokers tell us that the market for rentals continues to be in demand. According to streeteasy.com today, the current median rental in Dumbo is $3,675 (median size is 1,169 sq.ft and median price per sq.ft is $43). Five Boro Bike Tour 2010

5 Boro Bike Tour goes through Dumbo on Sunday 10a-2pm (5/2/2010). As in prior years, 30,000 cyclists will be coming through Dumbo for the 42 mile TD Bank Five Boro Bike Tour.

On Sunday, the following streets near Dumbo Brooklyn will be closed intermittently to motorists from 9:15 AM to 3:30 PM for the Five Boro Bike Tour:

  • Navy Street from North Elliot Street to Gold Street
  • Gold Street from York Street to Front Street
  • Front Street from Gold Street to Old Fulton Street (Cadman Plaza)
  • Old Fulton Street (Cadman Plaza) from Front Street to Furman Street
  • Furman Street from Old Fulton Street to Atlantic Avenue

If you are parked on any of the streets above, your car will likely be towed to clear the streets. For more information:

From time to time, we’ve kept an eye on the cheapest Dumbo apartments on the market (how many of us can afford the million dollar condos (at buildings such as 30 Main, 1 Main, 70 Washington) or the Dumbo-premium priced $8.5 million One Main St loft?)

In 2007, the entry price for Dumbo was $475,000 or approx $820-880 per sq ft (these were sold at asking). In June 2008, the entry price was approximately $550,000 or approx $745 per sq ft. One year later, Wall Street turned upside down, economies crashed, and housing market tanked across America. But somehow Dumbo seems to be holding up, at least according to recent sales and by brokers.

Currently the cheapest Dumbo condos are:

Recent closing prices are equal to 2008 pricing but less than 2007. We’re still waiting to see how far (if at all) down closing prices go. We’ve said before, is Dumbo real estate protected from its proximity to Manhattan?

The condo units at 100 Gold Street has just hit the market. We previously posted about the development progress in January. This 5 story, 10 unit condominium is the first ‘green’ building in Vinegar Hill. They have a new website at onehundredgold.com, being marketed by Corcoran. There are two units per floor, one in the front and one rear facing with a terrace. Prices for 1 bedroom, 1 bath, 700 sqft units are priced from $525-550k and there are two penthouse units 1067 and 1085 sqft for $925k and $935k. Do you think these prices (at $675 – $867 per sq ft) are reasonable?
