Kirkman Lofts, a new condo conversion development at 37 Bridge Street in Dumbo, Brooklyn, has just released four new penthouses on the market.

  • Penthouse B, a spacious 1,469 sqft three-bedroom, two-bath unit with skylights for $1.5 million
  • Penthouse C, an airy 938 sqft one-bedroom, one-bath unit with a second floor loft mezzanine with skylights for $800,000
  • Penthouse D, a 1,693 sqft four-bedroom, two-and-a-half-bath with a kitchen pantry and a spacious great room with skylights for $1.65 million
  • Penthouse E, a 1,670 sqft four-bedroom, two-and-a-half-bath unit with an open living/dining area and kitchen skylight for $1.425 million.

The common penthouse foyer is formed by an original steel silo that is drenched in light from the skylights above. Other historic accents include oversized industrial-inspired windows and reclaimed wood accents that are installed in common areas and throughout the homes. The development is currently over 70% sold and prices have increased three times since sales launched in April 2011. Move-ins are expected to begin in the winter of 2011-2012.

37 Bridge Street

Kirkman Lofts, a new re-development project at 37 Bridge Street in Dumbo is 55% sold, according to building spokesperson. Sales launched in April 2011 and construction is expected to be complete this fall. Occuapncy is anticipated to begin at the end of 2011. “To date, every unit at Kirkman Lofts been sold for its full asking price and prices have increased three times since sales launched, making Kirkman Lofts one of Brooklyn’s most desirable places to live. Still offering competitive prices for real estate values in DUMBO, buyers are drawn to this one-of-a-kind building for its industrial-chic design and trendy location,” said Stephen G. Kliegerman, president of Halstead Property Development Marketing.

The building is comprised of 45 condominium residences in a mix of studios, one- two-, three, and four-bedroom homes. Remaining units range in size from approximately 861 to 2,803 square feet and in price from $625,000 to $2.4 million. According to Streeteasy, there are 7 active listings and 25 listings in contract:

Price per square foot range between $956 to $675 per sqft.

220 Water Street building (aka 201 Front Street, 54 Bridge Street on NYC DOB) has just released a website, 220Water.com. The site states that the building will be open for residents in January 2012 and is a rental building of studio, one and two bedroom loft apartments.

GDC Properties, LLC is the project’s owner and developer. 220 Water Street is located between Front, Bridge and Water Streets in Dumbo (within the historic district). The 220water.com website is currently a registration page but according to GDC, they “will soon outline the project’s floorplans, pricing and availability, apartment features and property amenities” through the website. According to the developer, “some of the many amenities that complement the loft residences include a soaring, sky-lit lobby, fitness center and yoga room, self-park garage, rooftop lounge with outdoor kitchen, and cold storage for grocery deliveries.”

There’s also a sign on the outside of the building for ground level lease for a cafe, restaurant, or retail for 4000 square feet, available in the fall 2011 (call 877-733-3215). The 1905 built building retains its original exterior brick design (per the historic designation description). We think the 41 or so units will rent well given the design; though no word yet on prices. What do you think?

37 Bridge Street

The building conversion project at 37 Bridge Street looks nearly complete. The development by Baruch Singer created condo units as well as three townhouses in a pair of adjacent red-brick factories, one of which was once owned by the Kirkman soap company. The building has been rebranded as Kirkman Lofts according to new banners just placed on the building. The original plans were for 45 one- to three-bedroom units, but according to the Kirkman website (kirkmanlofts.com), there are studio to four bedroom units. Pricing hasn’t been set at this time. Some listings have been popping up on Streeteasy. The building was a former soap factory and include huge 20 foot diameter steel tanks (pic) that were preserved and incorporated into the building design.

The building was originally built in 1882 and according to the Dumbo Landmark Designation report, Alexander S. Kirkman owned several buildings on the block and ran the Kirkman & Son business from Dumbo. “The firm was founded by English immigrant John Kirkman, but it was his son Alexander who opened the Brooklyn factory and was responsible for the firm’s growth into a major manufacturer of borax soap, octagon soap (soap shaped like an octagon so that it could easily be held), soap powder, softener, floating soap, and cleanser”.

“The simple brick facade, articulated by segmental and rounded openings and projecting lintels and sills, marks 36-40 Bridge Street as an example of the American Round Arch style. This, together with its slow-burning mill construction, makes it representative of American factory architecture of this period and contributes to the architectural and historical character of the DUMBO Historic District. Built in 1882, during a major period of development when manufacturers were making DUMBO into one of the city’s most important industrial neighborhoods, the structure contributes to the district through its architecture, structure, its role in the area’s development as an industrial neighborhood.”

Chris Hondros, 41, of Getty Images was mortally wounded Wednesday in Libya while on assignment covering the fighting between rebel and government forces, The Brooklyn Paper reports. Tim Hetherington, the director and producer (with Sebastian Junger) of the documentary “Restrepo,” was killed in the same attack. Tim also worked with Umbrage Editions in Dumbo that put out Hetherington’s photography book “Long Story Bit By Bit: Liberia Retold” in 2009.

Chris Hondros was also a Dumbo resident who lived on Bridge Street. This is a tragic and devastating loss for Brooklyn and the USA.

Aside from a little snow accumulation in Brooklyn yesterday, there was a hail storm around 7 or 8pm last night and a thunderbolt hit the top part of 37 Bridge Street and tore a hole through the bricks. 37 Bridge Street is a new residential development and looks close to being completed, according to Brownstoner.

We were sitting around listening to the hail/thunder storm pass through when BOOM FLASH it literally hits us. Security cameras went off, cable modem off, an exposed electrical box in the ceiling sparked (it wasn’t even attached to the electrical system!). A camera on the fire escape and a hub on the network, totally fried, but everything else seems to be fine. looked outside this morning to find a big mess at 37 Bridge on the Plymouth St side!

Good thing no one was near the top at the time. The photo below shows bricks from the damage on the street.

No parking on Front in front of 201 Front?

This notice is poted in front of the 201 Front Street building. We posted earlier that new scaffolding went up around the building. This doesn’t appear to be an official city notice, but that could be coming(?)

Installation of new scaffolding around the building at 201 Front Street (aka 195-203 Front Street, 208 Water Street) is going up. According to the Department of Buildings permit, issued on 9/30/2010, the job is for an “installation of a scaffold on existing sidewalk shed and in the courtyard approximately 56′-65′ high as per plans during exterior masonry repairs.”

As posted in July 2009 (including its building history), the plans are to convert existing building to residential use with accessory parking and retail store on the 1st floor. Another job permit on 9/2/2010 approved a new 18′ curb cut west of intersection of Water Street and Bridge Street (below photo), we’re assuming is related to the proposed parking. Anyone have any additional info on this project?
