This is a for sale by owner listing. According to city records, a December 2005 purchase date of $941k was recorded.


(70 Washington Street, 7P)

This one bedroom condo is on the market by the original owner (according to NYC.gov records). They purchased from the sponsor in October 2006 for $655k. If you’re looking to rent a comparable sized one bedroom in the building, the going rate is approximately $3,500.


(70 Washington Street, 5K)

This condo faces Brooklyn Bridge. 6K (same layout one floor above) rents for $6,600, according to Streeteasy.com. 5K was last sold in January 2007 for nearly $1.15M, according to NYC records.

The following condo is new to the Dumbo Brooklyn market for the week of July 30 – August 5, 2012:

  • 7/31/2012: 57 Front Street #604 (Sotheby’s), $999,000 ($868/sf), $781/mo cc, $247/mo taxes, 1150sf, 2 bed, 2 bath

This 7 story, 33 unit condo (warehouse conversion by developer Leviev Boymelgreen in 2006) had early lot line issue and since resolved have resulted in several reconfigurations of smaller floorplands into large combined units, according to EVP Terrance Le Ray and Charles Homet of Halstead Property.

A similar layout, but on the top floor with private rooftop space, #704 sold on 6/21/2012 for $1,145,000 (or $1,011 per square feet) according to city records. Another recent sale at unit #305 sold for $649,000 (a 1.5 bed, 1 bath, 1,067sf, $608/sf).

This condo aka The Nexus was built in 2006. 5C, with the same layout sold for $820,000 on June 28, 2012 or $783 per square feet. 4F, a larger 2 bedroom unit (1130sf) with balcony sold on May 21, 2012 for $862,500 (or $763 per square feet).
