(100 Jay Street #6J)

100 Jay Street has 6 active listings averaging $1,050 per square feet, and has 300 recorded sales at $861 per square feet. This “junior one bedroom” is one of the most affordable units in Dumbo. This will probably sell within a month, according one broker we spoke to.

(85 Adams Street #6B)

This condo has two bedrooms with 10 foot ceilings and asking $719k. It was last sold in August 2010 for $635k according to city records. Per listing: “This spacious home displays a gracious living room plus a smartly designed 2nd BR/guest room, facing south both the main living and master bedroom get a vast amount of light.”

(100 Jay Street #28A)

The best feature of this spacious condo is the view overlooking lower Manhattan and the two bridges. This is a legal 3 bedroom currently used as a 2 bedroom apartment. But that view!

(79 Bridge Street #4I)

“This loft is graced with beautiful white oak hardwood floors throughout, oversized double pane windows and original brick walls.” Condo board approval required.

Since our last New to Market post on December 10, there’s only been one new condo on the market, this penthouse unit at 57 Front Street. Brokers tell us that there’s less than 15 units on the market, a very low inventory. According to Streeteasy, there are 18 listings (several of these may be pending, which may be the difference between the number we were given), with a median price of $1,119,500, median size of 1,191 ft² (median price per ft²: $875).

This 57 Front Street unit was on the market back in November 2010 for $1.4million and January 2008 for $1.795million. NYC records didn’t indicate a sale in 2010 or 2008.

It’s now listed for $1,350,000, monthly maintenance is $744, and tax is $227. (Elliman). The listing says it is “investor friendly, this apartment currently commands $6K per month in rental income. Offering one of DUMBO’s largest private roof garden terraces, all 830 square feet are adorned with a stunning variety of mature Japanese maples & cherry blossoms, spruces, English topiaries & heirloom fragrant roses, plus outdoor dining and chaise lounge seating that allows for comfortable repose, creating a sanctuary all your own.” This is a beautiful apartment, with a lot of outdoor space, but with only one bedroom, it may be perfect for a bachelor or couple.

The following two condos are the latest to the Dumbo Brooklyn market:

  • 11/29/2012: 70 Washington Street #8C (Halstead), $1,197,500 ($974/sf), $409/mo cc, $44/mo tax (J-51 Abatement expires in 2018), 1,229sf, 2 bed, 2 bath
  • 11/26/2012: 70 Washington Street #6U (Tarlin Realty), $1,185,000 ($984/sf), $389/mo cc, $64/mo tax, 1204sf, 2 bed, 2 bath

(70 Washington Street, #8C)

Unit 8C in 70 Washington has been owned by one owner since the building’s conversion in 2006. We’re told by realtors (not the brokers offering this unit) that the 8th floor+ of this east view in Dumbo is ‘protected’, so the morning light will always be bright and the “sunset light is reflected by the glass of 100 Jay Street”. Ok, that’s good.

(70 Washington Street, #6U)

Unit 6U was previously listed by owner in August for $1,175,000. There’s another unit with the same floorplan on the 10th floor on the market for $1,075,000 since October.

(50 Bridge Street #418)

“True Lofts in DUMBO/Vinegar Hill. Embedded structural columns, an eleven (11) foot ceiling, and oversized windows define this configurable two 2-bathroom floorplan. The main space has been carved into a bedroom, a home office, and den. The large eat-in kitchen is separate from the central living space.”

(133 Water Street #9A)
