Prospect Street

Real estate investment firm RFR and Kushner Companies today announced that they have entered into a contract to acquire six properties in Brooklyn from the Watchtower Bible and Tract Society for $375 million. According to the press release (July 8, 2013), Jared Kushner (of Kushner Companies), Aby Rosen (of RFR), and Asher Abehsera (a former Two Trees Management Company executive) teamed up to purchase the portfolio of buildings which total 1.2 million square feet of commercial space. The buildings include:

  • 117 Adams Street
  • 175 Pearl Street
  • 55 Prospect Street
  • 81 Prospect Street
  • 77 Sands Street
  • 90 Sands Street

These buildings are included as part of the Brooklyn Tech Triangle master plan and could be key buildings in the development of the plan for creating appropriate commercial space and connectors between Dumbo, Navy Yards, and Downtown Brooklyn.

90 Sands Street is a 30 story, 500+ room residential building will be turned over vacant at closing in September, according to a NY Post story.

According to the Post, the Jehovah’s Witnesses moved their headquarters to Brooklyn in 1909. As part of their plans to move to Warwick, NY, they have been selling off a 34-building portfolio, including lots in Dumbo at 173 and 177 Front Street as well as 200 Water Street in April 2013.

Dumbo Townhouses

Curbed first reported that the first Dumbo Townhouse at 55-57 Pearl Street (aka 169 Water Street) is listed for $4.1 million. Sotheby’s is listing the 18′ wide, 5 story townhouse. There are 5 townhouses – four are 3,049 square feet and one is 3,358 square feet with 4 bedrooms and 3 full baths. At $4.1 million, or $1344/sqft for the 3,049 sqft townhouse are asking more than recent closing prices for 1 Main Street (which are closing at $1,200 – 1,600 per sqft, according to recorded sales in the past month. 9B sold in One Main St at $1581.79 per sq foot ).

The Dumbo Townhouses, developed by Dumbo based Alloy (the real estate development company that developed 192 Water Street and 185 Plymouth Street) have released plans for the five townhomes on the corner of Pearl and Water Street via their website.

The the five townhouses, all include parking garage, rooftop outdoor space, and six stories:

  • 55 Pearl Street, 3,358 sf / 695 ext sf / 466 sf garage, (floorplan pdf)
  • 169 Water Street, 3,049 sf / 664 ext sf / garage, (floorplan pdf)
  • 171 Water Street, 3,049 sf / 664 ext sf / garage, (floorplan pdf)
  • 173 Water Street, 3,049 sf / 664 ext sf / garage, (floorplan pdf)
  • 175 Water Street, 3,049 sf / 664 ext sf / garage, (floorplan pdf)

No word on pricing yet, but with demand high for family sized homes in Dumbo with limited inventory, these will probably be north of $4MM or even $5MM+. To compare, one penthouse (PHS) at 185 Plymouth Street (3,056 sf) is on the market for $3,950,000 and the other (PHN) is $3,400,000.

Filming in Dumbo: Ironside (April 2, 2013)

Filming in Dumbo: Ironside (April 5, 2013)

Ironside, an NBC TV drama is being filmed in Dumbo Brooklyn on April 2 and 5, 2013. According to IMDB, Ironside “centers on Robert T. Ironside, a tough, sexy and acerbic police detective relegated to a wheelchair after a shooting who is hardly limited by his disability as he pushes and prods his hand-picked team to solve the most difficult cases.” The cast includes actors Brent Sexton, Spencer Grammer, Blair Underwood, Pablo Schreiber, and Kenneth Choi.

Filming will occur on the followign streets:

  • Both sides of Adams Street between John and Front St.
  • Both sides of Pearl Street between John and Water St.
  • Both sides of Plymouth Street between Adams and Jay St.
  • South side of Water Street between Washington and Adams St.
  • Both sides of Front Street between Washington and Jay St.

Officials from the NYCDOT, NYCDDC, and Dumbo Improvement District have hosted two public workshops to gather community input on the permanent design of the plaza space known as Pearl Street Triangle in Dumbo Brooklyn, on in July 2012 and January 2013. They have incorporated the community’s comments and suggestions and will be hosting a third workshop for another round of feedback on March 20, 2013 at 6pm at NYU-Poly Incubator (20 Jay Street, Suite 312).

As we noted in November 2011, the Dumbo Improvement District secured $20 million for a second phase of street reconstruction, which includes the permanent build out of the Pearl Street Triangle.
