Pierhouse Pricing Released

Pierhouse, the 108 apartment unit development at Pier 1 of Brooklyn Bridge Park has released price ranges today. It’s priced to anticipate new development projects around the area in both Dumbo, Fulton Ferry Landing, and Brooklyn Heights, such as the new St. Ann’s Warehouse (approximately 3 blocks West on Brooklyn Bridge Park), Empire Stores (4 blocks away), the 400 unit Dock Street building (4 blocks away), and John Street condos (7 blocks on the West end of Brooklyn Bridge Park). In other words, you’re paying a premium for the location and views.

Pierhouse has townhome-style living with direct views of the New York City skyline and harbor. There residences range from 1 to 5 bedrooms and pricing is expected to be as follows:

  • 1 BR’s (1000sf – 1800sf) estimated from $1.5m to $2.5m
  • 2 BR’s (1700sf – 3000sf) estimated from $2.2m to $5m
  • 3 BR’s (2000sf – 4200sf) estimated from $2.65m to $6.5m
  • 4 BR’s (2500sf – 4300sf) estimated from $4.25m to $7m
  • 5 BR’s (4200sf – 4900sf) estimated from $6.75m to $11m

The proposed project includes 200 hotel rooms, 159 residential units, a 300-car underground parking garage, banquet hall space, a spa and fitness center, several restaurants and retail along Furman Street. However, the design was modified to avoid future flood damage that affected the park during Hurricane Sandy in October 2012. The final space and configurations will likely be adjusted to account for some of the modifications. The development complex is expected to be completed by summer 2015.

  • How do people buy a $1.5 million one bedroom apartment? This condo should have every amenity possible. Also, why would I buy something there when I can go up the hill to buy a Brooklyn Heights home? Jeez

  • Way over priced, To far from train, Will be noisy once the hotel is open and looks like Disney built it.

  • Steve, many people don’t want the upkeep and lack of amenities in a private home. Many people also prefer new construction, and a full-service building. They like the views, the open floorplans, and the like.

    And a nice Brooklyn Heights brownstone will generally be more expensive than the prices listed here.
