(205 Water Street, #4H)

4H is a corner unit that looks out at Plymouth Street. We haven’t seen this particular layout in person, but we’re told that the build on this apartment is solid. The walk-in closet and laundry are nice, and the building has a full service doorman but that maintenance is on par with luxury Manhattan apartments.


(205 Water Street, #6K)

This 3 bedroom unit faces the interior courtyard. It may not be as loft-like as some other Dumbo loft condos, but this will sell quickly given the shortage of 3 bedroom units in the neighborhood. And two walk-in closets are nice.


(70 Washington Street, #2G)

This loft duplex, with outdoor patio space has an open basement lower level. We’ve seen other duplex units with up to 3 additional ‘bedrooms’ albeit with no windows, but a nice amount of space, especially for Dumbo. The listing says the lower level is “Currently configured as a full size martial arts dojo, Pilates studio, media room and office, this high ceilinged space offers exciting options as living or work space”.

  • The last one is a Halstead listing, I think, not Elliman. Does any one else know why the monthly costs are so high at 205 Water? Great layouts, though.

  • @jj, yes, I am not a good writer. By solid, I meant the building itself – thick concrete floorplates vs the cheaper done buildings.

    70 Washington solidly built? For those people who havent been in the hood before the renovation of this building, significant structural damage of the roof floor was known in this warehouse building which was just patched up to become 70 Washington.
    Which buildings were cheaply done?
    And what is your definition of cheap?

  • This was in reference to 205 Water Street, not 70 Washington. In either case, was quoting a building appraiser who gave me his assessment on the dozen buildings in Dumbo he was hired to evaluate, including 205 Water.

  • We had our apartment n 70 Washington inspected by an engineer prior to our purchase and he said it was one of the best conversions he had ever seen, from the quality of the mechanicals to the plumbing, electric service, wiring, etc. Since moving in, I’ve come to appreciate the concrete construction. I never hear a peep from wither my upstairs or downstairs neighbors. New condo construction is good but they could never afford to build like this today.
