New To the Market in Dumbo: 133 Water, 70 Washington

 

The following two condos are new to the Dumbo Brooklyn market for the week of July 1, 2012:

  • 7/6/2012: 70 Washington Street, #7I (Douglas Elliman), $1,350,000 ($952/sf), $562/mo cc, $50/mo tax, 1417sf, 2 bed, 2 bath
  • 7/3/2012: 133 Water Street, #7C (Brown Harris Stevens), $605,000 ($831/sf), $543/mo cc, $21/mo tax, 728sf, 1 bed, 1 bath


(70 Washington Street, #7I)

This open 70 Washington Street condo includes a laundry room and is on a higher floor. At $952 per square feet, this is a bit lower than the current units on the market ($988/sqft). A 10th floor unit with the same layout sold in October 2011 for $1,375,000 ($970/sf).


(133 Water Street, #7C)

This 133 Water Street condo is one of the lower priced 1 bedroom apartments in Dumbo. Median priced one bedrooms in Dumbo are $677k with median size of 800 square feet ($843/sf). Comparable 1 bedroom units in the 700 square feet range at 70 Washington Street have recently been sold for $650-700k range. The listing states the windows are “quadruple-paned” to block out the noise from the Manhattan Bridge. We can confirm that the apartment is silent with the windows closed.

  • Actually, there are far fewer units currently for sale than the same time a year ago, or two years ago.
    And what view are you talking about? The building occupies an entire city block with four exposures.
    Are you talking about the western exposure? Because the other three exposures in the building are all pretty much protected.
    If so, it’s important to note that the apartments with a western exposure have been selling well. 8O, 8M, 10i, 9G, 11G, 3O, and others are all in contract. So I’m not really sure what it is that you are talking about.

  • Its still one the best buildings in Dumbo, even if the view gets partially obscured. Don’t be completely blind to the fact that people want to sell while they can still get more price per sq foot.
