Sotheby’s has listed today this 3 bedroom (currently used as a 2 bedroom), 2.5 bath, 1,592 sqft condo at 100 Jay Street #28H for $1,799,000 ($1,130 per sqft). The condo looks to be in perfect condition and has some great views of Manhattan and Brooklyn Bridges. We’re told by a tipster that it’s owned by married celebrities who “may or may not be splitting.”

  • Streeteasy lists 6 recent sales, 2 or 3 BRs, high floor with views in 100 Jay. High sold price was $980/SF, low was $784/SF, average was $893/SF. So $1130/SF is crazy, even for the celebrity bragging rights.

  • A difference here is the broker. Karen Heyman singlehandedly lifted One Main’s psf significantly. She will do the same for JCondo, which is mysteriously underpriced. The building is arguably the best in DUMBO, none of the Walentas type problems that plague all of his buildings, the leaks, etc; excellent union construction- you will never see a Brooklyn union job and Walentas in the same sentence. The maintenance is surprisingly low, and has not been raised a dime in the 5 years since its first closings. The gym is by far the best, media room, etc., and the Super, from what I hear from residents, is the best. Unlike One Main, he actually fixes things, and knows his building. I think it is just a matter of time before JCondo attains the same lofty psf as the Gair buildings. btw- The market is stronger than December 2009, when Karen Heyman sold 30A, so it is a valid comparison.
