Dumbo 1-2 Bedroom Rentals Most Expensive in Brooklyn

The Real Deal looks at rentals in Brooklyn (from their 2011 Data Book) and found Dumbo has the priciest one- and two-bedrooms in Brooklyn (no surprise there, after we polled some real estate people in January). According to data compiled by The Real Estate Group New York, the percentage change in the chart above compares November 2010 with November 2009. [Ed: TREGNY looked at data from Dec 2010, but didn’t have a comparison from year to year.] The Real Deal points out that studio apartments in Williamsburg are higher at $2,502 per month versus Dumbo’s $2,289. But there aren’t many studio apartments in Dumbo compared to Williamsburg, according to StreetEasy. StreetEasy’s lastest report shows 28 rental listings in Dumbo with a median price of $4,747, median size of 1,165 sqft, and median price per square foot of $46.

Average rent for one bedroom in Dumbo is $3,669 per month and $4,616 for two bedrooms. Again, no surpise, given the latest pre-census data showing 35% of households earning over $200,000 and median household income of $148,611. Unless you can grab one of those 80/20 low income rentals at 25 Washington Street, expect to pay a lot of dough for rental.
