Dumbo Rezoning Rejected by CB2

The Department of City Planning’s proposed Dumbo rezoning was voted on by the full Community Board last night. Yesterday’s vote by the full board rejected the proposed rezoning by a vote of 13-10. CB2 members who voted against felt that the 12 story height limit is too tall for the neighborhood, while the Dumbo Improvement District argues that an increase in residents would help businesses in the area. CB2’s Land Use Committee on March 19th, 2009 voted 8-6 to disapprove the rezoning. The Community Board is only advisory, and the Borough President Markowitz will vote on the plan for the City Planning Commission.

  • Can anyone give a quick snapshot at what this rezoning means to the development of the area? Is it to instill more residential development and does it still fall under historical guidelines? And CB2 thinks the height restriction should be lower when they passed the 18 story dock street?

    The proposed rezoning will create out-of-scale development in this part of DUMBO, particularly within the proposed R8A zone.

    The proposed rezoning will harm the DUMBO Historic District, as new construction within the historic district on “no style” and vacant parcels will not relate to the historic fabric of the neighborhood.

  • I always laugh when I hear ‘DUMBO Historic District’….what a joke. The name DUMBO was conceived about 30 years ago. It was never known as DUMBO before that. Now Fulton Landing- Yes Vinegar Hill- Yes….these have been the names of these areas for over 100 years.

    The owners of 20 and 68 Jay have submitted letters stating they are keeping those buildings commercial. It is impossible by code to convert those to residential in any case. The owner of 10 Jay has been lobbying for a zoning change to residential for years.     I have lived here for more than 25 years. I will never leave. All those that say that they like it the way it was should remember that it never really was the way it was. I don’t remember hookers or crack addicts, but DUMBO was just a wonderfly empty place on the weekends, had the Bohemin feel of the early 1970’s, but also had that silly restaurant in One Main that did make a great martini. And Walentas was always there in the wings waiting to pounce. That was then. It’s gone. I had many artist friends then, and fortunately for me, many were smart-enough capitalist to still be here, trying to work with the reality of the present, and I commend them for that; they cling to their more basic instinct but accept the reality of negotiating with the present. The current new community, on the other hand, must accept the different reality that the overall density of this area is too small to ever become a SOHO or Tribecca, and will probably be the ‘discount’ version or the latter. I predict DUMBO will be more transient community, like much of SOHO and the VIllage, than the original dwellers hoped it would be, but can still be a good place in which to live.

    It will always be a good commute.

    I too have walked these streets for over 50 years and I think if this economic downturn deepens, the area some current residents are calling Dumbo will once again be largely abandoned. I was here in the 70’s and if the last few months have taught us anything it would be that history often repeats.
    On the other hand if that Woods Hole oceanographic guy is right it might all be under water in 20 years anyway so who cares.
