Land Use Committee Votes Against Dock St Dumbo

The Community Board 2’s land use committee narrowly voted 7-6 against Two Tree’s Dock Street Dumbo project on Saturday. The Community Board 2’s youth, education and cultural affairs committee voted 9–0 to support the project, but the land use committee members who voted against the project felt that the proposed 183-foot building is too tall. A resolution to recommend R7B zoning (75-foot height limit) to the full community board passed 10-1 (with 2 abstentions). The full community board will vote on the proposed rezoning in January. After that, the project will be submitted for review by the borough president, the Department of City Planning, the City Council, and the mayor’s office.

According to the Brooklyn Paper story, “If protecting views of the Brooklyn Bridge was the committee’s goal, the vote is confusing, given that the current zoning allows the Walentases to build a far taller building — such as a hotel or other non-apartment building. The developers were seeking a zoning change so the site could include housing, including below-market-rate units, and the middle school.” However, according to a CB2 representative, “As of right they can only build a 2-story building on the entire sight, 4 stories on half, 8 stories on a quarter, etc.”

  • Thanks to the CB Land Use Committeee for showing some spine. Now all eyes are turned to the entire Board to see if they will preserve the City’s heritage and not get fooled into the developer’s promises.

  • EXCELLENT WORK! Thank you! That building was waaaayy too tall and the school was just a carrot on a stick. It would be a crime to building anything sizeable that close to the Brooklyn Bridge. Walentas’s did a lot of good things for the neighborhood but with this one they’re just getting greedy, and as we all now greed is over.

  • The spectacular, iconic views of the bridges from DUMBO are precisely the thing that drew people (from all over the world) to the area in the first place. It’s the single most identifiable character trait of the neighborhood. It’d be a travesty if the only place to see them were from the damn park. What’s next, tearing up all the cobblestones?

    The building is a pedestrian rental building, at best. It would serve as a nausea-inducing architectural counterpoint to the most remarkable and iconic structure in Brooklyn. If you really believe that the public opposition amounts to nothing more than a handful of apartment owners who will lose their views than you fail to understand the breadth and depth of the feelings which the Bridge engenders in people, as well as the breadth and depth of the public opposition. The last ten years or so has seen rampant, virtually unchecked development. People are drawing the line at co-opting the Brooklyn Bridge in furtherance of more greedy madness. Any person who owns or lives anywhere in this city should be opposed to this proposed monstrosity.
