Corner Retail Space Available on Jay and Front Street

The corner ground level (or is it garden level?) retail space at Front and Jay Street, formerly occupied by ‘D’ Space Food & Restaurant and the short lived Marrakesh Express Restaurant is on the market for lease for $10,000 per month. According to the online listing by Rapid Realty, the space occupies 2,400 sq. ft. in ‘prime Dumbo’. The corner location does have visibility, with a location across from J Condo and Pedro’s Restaurant, and one block from the F train station at York Street. I can’t speak for the feasibility of a cheap food option there with the lease pricing offered, but it would be nice to have another low cost food option there. What would you want there?

  • No matter what the rent may be, whomever does lease this space will have to deal with a real ‘tool’ of a landlord.
    He is partly to blame why most of his streetlevel space stands empty. Why invest big bucks to build out a commercial store and then have this guy screwing around.

  • another decent restaurant/bar would be nice. I can only eat so much Hecho and drink so many pints down the street or upstairs. But I agree with VH. I cant see anyone investing lots into the space when Guttman is running/owns the space.

  • A local designer’s cooperative would be good.
    You can fit quite a few 8’X6′ booths in the place. Local artisans that produce some fine clothing, jewelry, and art could more easily afford the divided rent costs.

    I heard something about a UPS store coming to the site.

    Food has never really done well there and I’ve seen BIG rats in that place at night from the window on Front St. when it was D Space.

  • Not only the horrible fiery landlord to deal with but no business will survive there paying 10k a month. There isn’t enough business in the area to support that especially if it’s a high end establishment.

  • The best chances of survival for a business would be an internet company because it can draw revenue from outside the neighborhood. Although I don’t think that spot would do justice with another internet company. DUMBO = Silicone Alley

It would be a shame to get a new business in and then be kicked out because of a dispute. In any case, I like the idea of the local designer’s co-op, but not sure if that would generate enough to pay for rent. How about a vietnamese sandwich shop or a cafe habana outpost?

  • I don’t know why people are so keen to bash the building management at 68 Jay. I’ve never had a problem with them, they keep the building in good order and if something needs fixing it gets attended to the next day. Yeah, the rent is too steep for that location, but it’ll come down once Jacob realises nobody will take it at that price. Designers’ co-operative? LMAO! Give me a f’ing break!
