Condo and Theatre Conversion at 192 Water Street

According to a Brooklyn Daily Eagle story, the building at 192 Water Street has been sold to DumboSpace LLC, owned by Soonbin and Jae Kim for $5.7 million. Kay Water Properties LLC of Elmont, NY will be the developers, who is seeking a zoning variance to allow residential use. The building is a former warehouse dating back to 1900 and sits on a 57.5-foot by 100-foot lot. The plans are to convert the 4 story building to 18 loft-style units and add a fifth floor with the approval of the Landmarks Preservation Commission (since it sits within the Dumbo Historic District).

According to the article, “the new owners, identified as DumboSpace LLC, plan to convert the ground floor and part of the lower level into a 200-seat theater; add a recording studio and gallery on the second floor; and create 10 condominium units on floors three through five.” It seems that there are a few plans, since the article mentions that the plans call for an 18 unit condos, or a 10 unit condos with a theatre and recording studio. If the theatre is built, they hope to hold an annual Korean Film Festival there.

“The Kims hope to begin lower level excavations in January and will add the fifth floor as soon as approval is obtained. They hope to have the entire project completed by the end of next year.”
