New to Market: 31 Washington Apt 3

In the past, we have seen other loft listings at 31 Washington Street. The above photos show a new listing for Apartment #3 from Corcoran. This loft at 31 Washington Street is 1718 square feet with 2 bedrooms and 1.5 baths and asking $1,375,000 ($800/sqft). There was a similar loft, but a bit larger and an extra half bathroom at 1753 sqft on the market in late May for $1.399mil, so this listing is comparable. The monthly maintenance is low at $296 and taxes are $24 per month.

Looks like there’s an open house this Sunday. Has anyone seen this unit? The price seems fair to me given the other condo prices in the area. What do you think?

  • I saw this space a couple of weeks back. It could be great space (not sure what the plumbing situation is and whether that bathroom can be moved anywhere) but to say it needs a lot of work would be an understatement.

    The bathroom and kitchen are abysmal, as is the flooring, and you’d probably want to knock down the walls by the bedrooms to start over.

    If the previous listing in the building was in the same condition as this one and they got what they were asking, I’d be quite surprised.

  • this building was a rental owned by Charles Cara back a few years. I was in that building during much of the renovation and I’ve been in other small buildings of his, The first thing I would do is get on my hands and knees and check every inch of the infrastructure. The people he hires are, how you say, not the brightest bulbs in the box. Check the windows, see if they stay up or cut your cat in half.

  • I looked seriously at the prior listing in this building in May – it ultimately sold for $1.3mm, so under the ask. There was a lot of foot traffic looking at that unit (#4, right next door to this one). The plumbing is not flexible, which makes for moving the bathrooms a real pain, if not impossible. The kitchens are bad as well – but that is an “easy” fix but expensive. The general space and the uniqueness of the wooden beams / red brick make it attractive, and you can envision it being a real nice place. In it’s current form, it is far inferior to all other condos in DUMBO, except for amount of space, wooden beams and potential. I would look at it if you have another $100k+ to spend in renovation on top of the price OR if you just like a lot of space more than anything else. This unit does have better light / view than #4 which basically looked at the 133 rental building in the back. I agree with previous poster about checking infrastructure closely.
