Townhouses in the quiet Vinegar Hill are hard to come by since there aren’t too many of them. I came across this one on the market, a 3 story, 2 family on a 25 x 70 lot. There’s an owner’s duplex plus rental. Full basement, R6-B Zoning, delivered vacant. It’s right around the corner from the quaint Hudson St/Plymouth St corner. The drawback is that it’s right across from the ConEd plant. If you’re looking for a quiet neighborhood, this area is a great place that feels like you’re not in NYC, yet it’s a 5 minute walk to noisy Dumbo.

Aesome view from all windows of the con ed power plant which is 20 feet away and buzzes all day long. Makes louder buzzes when it rains. Next to an empty lot with a bunch of garbage in it.

I thought this place was bundled with the empty lot next door? If so, it will probably be turned into a condo development. The existing building looks like a tear-down.
I don’t think the ConEd plant is 100% operational. I heard that it is merely a back-up plant that was slated to be taken out until the black-out happened a few years ago. The plant only runs sometimes and when it does, you can definitely hear the buzz.

I love the area too, the Con Ed plant isn’t that loud…and noise is not the problem, I’d be more worried about the intense electromagnetic field, people in Vinegar Hill wake up with numb testicles, brains soft-boiled.

Hard on the eyes… hate to call anyone’s home a dump, but boy this one qualifies… and over a mill, that’s insane… cool area and all, but really…
I also would be very concerned about the long term health risks of exposure to the strong electromagnetic field emanating from across the street… and an audible buzz to boot… oh lord.

A good deal if you buid it to max square footage and condo it out with a roof deck. When all is said and done, you could probably live in a 2 bedroom free of charge. Think big.
