New Residents, How's Beacon Tower?

 Beacon Tower, 5/2/2007

Looks like some of the Beacon Tower residents have finally moved into their place (windows in the above photos are lit). Residents, how do you like it there? Do the soundproofing windows live up to the claims? Any gripes? It’s good to see that the high powered lights on the side of the building aren’t turned on so they’re not shining into the windows and saving energy. Welcome to the neighborhood!

  • The apartments are beautiful and really feel like lofts. The soundproof windows work great. It is virtually silent inside.

  • The Beacon has nice high ceilings and great views on the south side. but wondering what retail will be coming into the ground floor space. Anyone know?

  • The Beacon Tower management may not have created the best looking building or be nominated for many developer of choice awards, but they have done a great job on the apartments themselves.

The high ceiling give the apartments a really airy feel and standard of the finishings are excellent. As for the windows, they work very well, it is very quiet inside – noise from the bridge & BQE is a non-factor …. and, of course the views are amazing.

Very happy with how it has turned out.

Interested to see how the Jay’s triple glass sound proofing holds up. I am sure it will be OK too.

  • Im in contract with one of the units, and hope it turns out well. The high ceiling definitely gives it a sense of spaciousness, eventhough the unit I will buy is only 779 sq feet. Way quiter than 70 Washington which I was contemplating. I never had a chance to see J condo as the ones in my price range were all sold out.

  • I agree with the above comments, the units are like lofts. The outside noise is negligent. Beacon and J Condo have the quietest apartments in Dumbo. All the other condos in the area weren’t built with soundproofing in mind.

  • The soundproofing is even better than I expected. I’m in a unit about halfway up the building and the only external noise I notice is the slight grumble of the N and Q trains as they roll by.

The elevators are another story, they are terrible. There’s no excuse for a brand new building to have such crappy and unreliable elevator service.

  • I have heard that the apartments are beautiful in your building, but am wondering how you feel about the noise when you open your windows? Is it bearable?

  • I have to agree with everyone else. The units are wonderful. Despite all the hassles leading up to the move in, they did a great job with the actual spaces. The finishes are just as expected, and the tall ceilings and big windows make the units feel open and big. I live on the bridge side of the building, and the windows do an incredible job blocking the sound. I can watch the train go by and only notice the sound if I have my tv off and I’m trying to listen for it. The gym and the 22nd floor roof deck are open. The roof deck has spectacular views.

  • The Beacon Tower is a dagger in the heart of D.U.M.B.O.

  • Just moved in Beautiful condo and spectacular views! Amazingly quiet-
But please finish the rest of the building!

  • Steve, congats! I was thinking that myself…When will the Beacon Tower ground floor be cleaned up? The street level there is an eye sore.

  • My parents recenetly moved into Beacon Towers 5 days ago. I am a student that lives in the east village and I absolutely love the building. Whenever I go there, I don’t want to leave. The view is pricessless and the appliances are really wonderful. It is so quite inside you can’t even hear the train go by and our apartment is on the Manhattan bridge side where it is the most noisy. I wish the gym had a TV though!

  • Is Lindsay’s post satire? Do most BT owners just really love TV and A/C?

Give me raw space with creaky old floors and giant windows (that you can open!) over this new construction blight any day.

  • Adam,

Agreed! Every post from a Beacon buyer says the exact same thing. High ceilings, loft like etc. and they’re quite pleased to be living in a hermetically sealed apartment. Personally, I don’t get it. To each his own I suppose….

  • My post was written in a cranky mood. I take back the word “blight.” And I’m sure some of the views are great. Still, how can anyone live by the water and not enjoy the breezes?

  • Is that true? Are the windows really not openable at the beacon? It’s shame if that’s the case. J Condo was able to achieve a noise free environment with windows that can be opened.

  • I didn’t mean to imply that the BT windows can not actually be opened; I don’t know but I certainly hope they can be. Rather, I was saying that many residents may not _want_ to open them because of noise outside.

  • i don’t live there but have seen some units and I was very impressed by how well the spaces were designed.

  • Main Street = Dumbo’s Park Avenue. Washington = Lexington. And 100 Beacon and Jay = York Avenue.
Wrong side of the tracks and fugly to boot.

  • Just moved into a unit in the lower third of the building six weeks ago and as a commercial real estate owner myself, am quite impressed with the level of detail the developers provided in the units and common areas.

This is not to say that there are no problems (for every new development has problems), however, there are punchlist items that need to be addressed.

For you other Beaconers, keep you eye on some small things like unfinished granite counters, cracked grouting, and resetting A/C units.

For the blogger who asked if the windows open, yes, they open just like any other window. And, to note, they are designed to filter in fresh air when they are closed, all without any outside noise.
