Vista on Vinegar Hill Progress Report (2/13/07)

I’ve received a few emails from readers recently who have been asking for an update on The Vista on Vinegar Hill. It’s been 2 and a half months since the last update, so here’s an new update. Judging from the photos I snapped on Sunday, the building looks close to being finished. The construction fence in the front has been taken down, exposing the lobby door (what’s with the blue door?). According to Corcoran, the real estate firm selling the units, there are only 2 left (of 31 units):

  • Unit 1C, 1173 sqft, 2 bedroooms, 2 baths, $756 maint/cc, $44/mo tax, $724,914
  • Unit PHB, 1120 sqft, 2 bedroooms, 2 baths, $1068 maint/cc, $82/mo tax, $1,024,800

The Vista looks like a relative of 84 Front Street (aka The Nexus) with the similar tan brick color and matchinig matte steel window frames. Does anyone know if they’re designed by the same architect?

In any case, the closing date looks to be at the end of March or beginning of April. Any owners of The Vista have an update on this? Below are a couple of photos of 84 Front Street for comparison.

    The recent update I received from the sales office is that construction should be substantially complete by the end of the month and that closings may start by the end of March. (However, judging by the track record of other new developments, I would not be surprised if this time frame is pushed back by a few months.)

  • What street marks the boundary between DUMBO and Vinegar Hill? I always thought Bridge St. was a good boundary, but that would place the Vista on Vinegar Hill condos in DUMBO. Is there an official or commonly-accepted boundary line?

  • For some reason Google and Yahoo maps puts 206 Front right in the middle of the Witness’ parking lot. The building is actually between Bridge St and Gold St. I have also heard that the boundary between DUMBO and VH is Bridge St.

  • I did the sales tour a while back. Even with just the framing up, you could tell the ceilings are low and the space feels claustrophobic.

    Unless you are on the penthouse level, you don’t have a view, and if you are on the backside you overlook a construction supply yard.

    The block, like everything north of Jay, still has that desolate feel punctuated by wandering sketchy types from the projects.

    The prices are however are cheap. All depends on what type of living environment you are willing to put up with for what amount of money.

    …In other words, its much like the rest of DUMBO was about 10 (or so) years ago when everyone said “who would want to live in a neighborhood with all that bridge noise…and its so desolate…and…etc” Hmm.

    I live in Vinegar Hill and I have never seen the “sketchy” type walking the streets, nor have I ever felt any fear walking home at night.
    I agree with “anonymous” above. Places like DUMBO, Caroll Gardens, South Slope, Ft. Green, Red Hook, etc. were all considered to be places too close to something that made them unwanted. But the smart people took a closer look and saw the opportunity.
    As for the prices at 99 Gold & the Vista……they are high.

    There must be a glitch on Street Easy b/c there are still a number of listing on The Developers Group’s web site. I have no idea what is going on with 99 Gold. I toured the building last summer and they said they were expecting a fall move-in. The building has looked finished for months and has just been sitting there.

  • Could lingering apartments at 99 Gold might hurt the appraisal value of the apartments at the Vista? I’m not worried about this long-term just now as Vista owners are securing their financing.

  • I went to their open house about a month ago and the salesman said that they expect to open in March. They still had a number of units for sale. And, he also said that they were selling parking spots in their garage for $55,000 a pop, with most of the spots already sold. Wow. Would it not be cheaper to just rent a spot in the neighborhood for maybe $200/month?

    The front door is currently wrapped in blue making tape. Drove by today and the glass canopy over the doorway is up!

  • The architect for The Nexus/84 Front was Meltzer Mandl of Manhattan & The Vista/206 Front was Karl Fischer, I believe.

    There are still units available in 99 Gold, last I new!

  • To the current residents of vinegar hill, please tell me what the neighborhood around 99 Gold and The Vista are like at night. I work nights and my concern is coming home late. Are the streets quiet? Do occupants of the projects wander over to Front St? Is the subway station safe? Thank you.

  • I have walked home many late nights from the subway to Vinegar Hill, no one has ever bothered me and I have never felt nervous about my safety. There is no one around at night. Which can be good or bad depending on your outlook. And the police patrol the area quite often.

  • I too have walked home many late nights from the subway to Vinegar Hill. The only people who have bothered me are the local beggers asking for money. I have felt nervous about my safety quite a few times and I always watch my back. I’ve heard multiple reports of people getting mugged on Bridge Street in the past few years. I avoid walking near the Farragut Towers in fear of getting shot randomly. Remember the old ladies that got caught in the crossfire not too long ago? I hope that I don’t sound like a paranoid fear monger, I’m just being realistic. Walking around VH at night is not that safe.
