New Retail Space Being Created in Dumbo

[UPDATE: Feb 1, 2011 - Gramercy Park Flower Shop to open in this space.]
There is construction at the 55 Washington Street building to create a new retail space on Adams Street and Water Street (the rear of the building). According to Two Trees Management, there will be two retail spaces but there is a lease out with one tenant for the entire space comprising of about 2,000 square feet. Two Trees couldn’t comment on who that tenant is since the lease is not yet signed. Whatever it will be, they will have direct views of The Archway. According to signs posted on the site, “Work on this project is scheduled to be completed by 12/31/2010.” What retail would you like to see there?

A great restaurant option. I recently moved to dumbo and am really loving the neighborhood, but think we are lacking in options when it comes to dining. With so many young professionals in the area looking for good food, you would think that more restaurant options would pop up.

The challenge for potential restaurants in the area is limited space and restrictions on using gas equipment in many of the historic buildings in Dumbo. That was one reason Hecho couldn't find their own restaurant space and left Dumbo. A commenter also stated: “The expense of running ductwork (a must for a serious kitchen) to the roof of these old factory buildings is prohibitively expensive and maybe impossible thanks to LPC”

Plus, hasn’t Two Trees refused to rent any of the remaining retail spaces to
restaurants?

Thanks DumboNYC, spaces are not conducive to restaurant use in Dumbo given the lack of pedestrian traffic and potential customers and the expense of installation of kitchen equipment. Unless a new building is built with the foresight of a possible restaurant it is nearly impossible to retro fit one of these dumps for a legal kitchen thanks to the pant suited men and women at LPC. Not to mention the AC compressor/condenser which unless there is a back courtyard needs to go on the roof. Look forward to an Applebee's with the influx of Farragut clientele or an Olive Garden (same crowd). they have the deep pockets needed to build out. Enjoy!

At a “town meeting” of cultural and tech professionals a few years ago, it was ascertained that few people who work in DUMBO live here, and few people who live here work here. This is a recipe for a good lunch business but a challenge at night, unless for a “destination restaurant” like Vinegar Hill.
