84 Front Street #4D Sold

84 Front Street #4D has been sold 6 weeks after posting the listing on DumboNYC on Aug 4, 2008. According to the owner, after posting the FSBO, an offer was accepted on 16-Aug-2008 and the contract was signed on 11-Sept-2008 at the listing price.
We’d like to think that the posting on DumboNYC gave it the publicity it needed to sell, but we have to credit the owners for their meticulous posting of detailed photos and providing a lot of information to potential buyers on their website. Even with the market conditions, apartments can be sold FSBO as long as the property is priced right. Their price of $871 per square foot is close to 19 previous sales listings in the building ($877, according to Streeteasy.com) and higher than the current building listings of $852 per sq.ft.

Thank you Hide for posting about the sale of my apartment. The exposure given by DumboNYC was invaluable and I am very grateful for your support. Dumbo is lucky to have a resident like you that is so committed to the neighborhood.
We are staying in the ‘hood (had to updgrade to a 2 bedroom to accommodate a growing family) so hopefully we’ll get to meet each other live.

I will add (for those that pay attention to closings) that we gave a discount (half a broker’s fee) so it didn’t quite sell at “listing” price.

The noise from Dumbo General Store across the street is horrible. Particularly in the summer when they blatantly ignore well-meaning quality of life rules to open their door and windows while playing amplified live music. I hope the new buyers don’t mind listening to the same crap music every weekend all summer long. It’s a lovely building and a really nice apt. but the noise is awful. Just sayin’

Anyone know the average condo price per sq ft in DUMBO? J condo specifically?

That’s not true. I live in the building and while the music on the weekends at the General Store can be loud, with the great windows we have you can barely hear a very muffled faint sound of music. But you’re right- it is a lovely building. Congrats to Rene on the sale and welcome to our new neighbor!

Hi. I own a condo in Dumbo but live outside the US. Can someone please give me an update on how the Dumbo property market is performing in this downturn?

Hi Crokey and Smackey. Dumbo real estate is outperforming the rest of the New York market, as the impact of the new park and the rejuvenation of the area continue to make the area appealing to Manhattanites. The streets are crowded, new development is limited, and local shops are appearing every week. So I would not be worried about your investment!!

I heard that the Con Edison plant is going to be torn down and replaced with park land – an extension of the BBP. Is this true? What do people think this will do to Dumbo/VH real estate?

I went to mail a letter yesterday and Smokey was underneath the tree by the mailbox talking very quietly on his cell phone. Market crash or not, things are looking up for Smokey!

In much the same way as McDonalds benefits during an economic downturn, our two friends may actually see a rise in sales. Depressed bankers, pension holders who have been wiped out – all will be after a quick high to take their minds off things. It won’t be the good stuff though. If I was Crokey or Smackey I’d be cutting a little less generously and buying some smaller bags

what kind of park is going to replace the Con Edison plant? will there be a small marina or will it be just grass?

I heard it was going to be grass and pathways similar to the existing park, not sure of timescale though

ConEds not going anywhere. That was an old but hopeful rumor. In fact, they continue to expand throughout the John St waterfront area. Alas.

I agree. The elec power grid is too important to downtown Brooklyn to be removed. They will never find that much space anywhere in this area. In regard to the power plant. That has been shutdown for a long time. Con-Ed is allegedly keeping it on standby in case of a power emergency.

yes i can attest to the work at the corner of john st and gold st – ConEd work at that site will NEVER be finished i’ve learned. detour traffic signs and stankass work trucks at any time of day have already become the norm for a long time. there’s also a nice little drug cellar around the corner.
