the unit 1 floor above is slightly larger and has a balcony. same unit 2 floors above was listed for 642K and was pulled off the market after not selling i believe.

But there is a one bedroom one floor above going for $700k (listed on nytimes). $635K seems like a very appropriate price for an apartment like that.

it’s not crazy priced, but still very small for $635.000. I think it will sell for $610.000 max.
