5 Story Extension Planned For 10 Jay Street

According to the NYC DOB records, a stop work order has been placed on 10 Jay Street on Tuesday, January 22, 2008 for “failure to safe guard/no protection at glass window in penthouse / area has glass windows below.” There was a job filing, and a subsequent permit issued on January 14, 2008 for a five story addition to the 9 story building, but there was a complaint of “falling debris” from the roof. The building is currently an office building with studio/work space and a rumored conversion to residential property as long as the manufacturing zoning is changed to allow for residential use. Previously, Brownstoner reported that cabanas may be built on top of 10 Jay Street, but according to recent filings, the developer was preparing for the floor extensions.
The 1897 landmarked building was built on landfill and was originally an Arbuckle Brothers coffee building and later became a sugar refinery factory. Between 2001 and 2004, Lunatarium held parties and raves on the top floor of this warehouse venue in the 18,000 sq ft space with 30 ft. high ceilings. (Photo below).

Because the land surrounding 10 Jay is so close to the water, the area surrounding the building is prone to flooding.

There are offices up on the ninth floor right now. We’re in a corner office and there was a lot of dust falling from the ceiling before they stopped work, the office next to us had a computer crushed from a large piece of the ceiling falling onto it.

We used to be located in 10 Jay. Fun building, but I’m don’t think it can support another 5 floors. It was already falling apart last year.

Apparently this has been in the works for some time. They were looking to add 7 stories, but knocked it down to 5. Not sure if this rendering is still valid, but the addition certainly does make the building look like a water cooler:

Because that building is a f***ing dump waiting to collapse, every goddamn square foot of it is prone to flooding. Not to mention fire and simple structural failure.

I wish they convert it to condo’s.
Best views , yet best location in New York. I have the bucks and would love to own a piece of that prime real estate. Imagine so close yet so far.

Makes no sense. Landmarked buildings need approval from the Landmarks Commission for any significant change.
Either it’s not landmarked, this isn’t happening, or DOB has blatantly ignored the law.

I had a place up on the ninth floor for three years. No idea if it’s fragile structurally, but yes, it does rain dust and some larger debris occasionally. It’s annoying and somewhat dangerous if you start thinking of slabs of concrete falling on your head - which, though minor, is definitely a statistical possibility - I still have a picture of a large piece that fell right next to one of my colleagues when he was walking in the corridor.
Some Georgian Jewish immigrants own this building. They run an import business on the 7th floor, selling Asian karaoke boxes and other cheap electronics. They’re not really real estate folks but are aware they sit on something valuable. The building could certainly be put to better use but is currently in a mild state of disrepair — the elevator, for instance, breaks down every month or so, with people trapped inside and other similar everyday 10-Jay-Street shenanigans.
They started work on the roof a few months ago. One of our neighbors, some designer folks, filed a complaint with the city about the noise and subsequently got an eviction notice from the landlord. Was quite an odd story!
The floor got flooded once some months ago because some plastic bags blocked the drainage on the ceiling. The folks at 901 lost all their equipment and got into an argument with the landlord.
Also, heard of a story from another tenant that an acquaintance of the landlord was walking around, posing as a city inspector and asking people if they had any complaints. Talk of Soviet tactics! Then again, this last one is a mere rumor, so cannot corroborate.
I’ve also heard of the rumor of them wanting to convert the place into condos. Good luck to them. We certainly had nice views!

the orthodox jew slumlords of that place are not exactly geniuses - they’ve been carving up and destabilising that big hole for years - thru sheer greed. slice and dice and rent more little hovels. if you have a space in there - you obviously don’t care about your equipment and health or that of any employees.
