Today we look at two high-end luxury condos currently on the market. The first one is at 1 Main Street, which has been on the market for 8 days, and the second at 57 Front Street, which has been on the market for 13 days.

1) 1 Main Street 2L

  • 1655 sq.ft. ($966/sq.ft)

This condo unit at 1 Main Street has a 2nd level loft, which serves as a 2nd bedroom with a 2nd full bath. “Located in Dumbo’s premiere Clocktower Condominium. This landmark luxury loft building is just steps from the Brooklyn Bridge waterfront park.” I wonder if the model of the Brooklyn Bridge above the kitchen is included in the sale. It is listed by Sotheby’s.

2) 57 Front Street

  • 1 bedroom and 1 full bath
  • 1100 sq.ft. ($1617/sq.ft)

This condo unit at 57 Front Street is priced at a premium, but includes an 800 sq.ft. private outdoor patio and (looks like) custom-everything. It has a modern Phillipe Starck interior and clean looking space, but will it sell for this premium price? For some, the private outdoor space will be a key selling point. It is listed by Prudential Douglas Elliman.

    Agreed. It was a very troubled development. But I live in 57 Front and have to say, we have one of the most reasonable boards in Dumbo and a really nice community. The history is definitely lousy. But the present is really nice. We like it here a lot.

    57 Front is and always has been a deeply troubled development. And it's a Boymelgreen project. Boymelgreen has been very instrumental in the movement to turdalize Dumbo.

    Okay guys, I appreciate the desire to pump up your property for resale—and for everyone's property values, I hope you get that price—but can we quit the trolling here or make it a little more artful? I mean, this MON DIEU, HOW BEAUTIFUL! act is a little ridiculous.

    I have called the Elliman agent and am scheduling a visit. The interior I would say is very avantgarde and understated, intrigued with the high-end features. More my style, modern minimalist, Wallpaper/Abitare kinda design. The 1 Main Street is very nice as well but not my cup of tea with it's shabby chic style.

    The clocktower condo is off the beaten path, on the water & on the park. To me there is no comparision.

    eddie wilson is a notorious dumbo hater from the other blogs, but yet he made his way to reading and posting on a dumbo blog. i'll keep my presumptions to myself, but can it get any more obvious.

    I don't see the reason for comparing these two address: front st is 1 bed, 1 bath in 1100 sq ft; main street is bedroom + office with 2 baths. front st terrace can be used only a part of the year while main st sq. footage is in use all year

    Agree with Louie: the photos don't do it justice. the baths are enormous and the kitchen layout is great for a real cook. And the natural light in the main bedroom is wonderful-made me want to curl up in bed with my cats and read a book!

    1 main apartments have recently closed UNDER $800. And thats even before the crash of recent days.

    and 1 main is the nicest in the neighborhood. Try 85 beacon. or the nexus that can't sell anything. or all the other buildings that had to resort to renting.

    its because they couldn't get $900 months ago.

    Now, they'll be lucky to get $800. No Irish Carpenters are coming.

    57 Front's great view from that terrace will be gone once Dock St. goes up. They might want to lower the price tag a bit and unload that in a hurry!

    Stunning! Love the minimalist John Pawson look of that loft @ 57 Front. I've seen those Philippe Starck X bathroom suite recently at the ISH in Germany. Am moving out of Tribeca now to Dumbo!

    I went and saw the One Main apartment- the pics don't do it justice. Much more space than pics reveal. I don't even see a comparison here- 57 Front wants $1617/sq.ft?!? Because of a terrace? Terrace looks nice but $966/sq ft sounds very reasonable for One Main. Units there have gone for much more recently; this actually looks like a good deal in that price range (little too steep for me). Place is very nice, very livable.

    Looks to me like the renovations to 57 Front and the terrace might warrant the price. It is a beautiful apartment. Going to have to find the right buyer though.
