This top floor penthouse unit (PH2 A) at the Beacon Tower (85 Adams Street) was just listed yesterday by Corcoran. This is the largest apartment in the Dumbo building offered at 1,785 sq.ft., 3 bedrooms, 2 bathrooms, and 360 degree views with a 550 sq.ft. terrace. This 23rd floor condo must have dramatic views of the Manhattan skyline, the harbor, and the Statue of Liberty. Maintenance is $1,356/mo with $54/mo real estate tax.
These views come at a hefty price: $3,390,000 ($1,899/sq.ft.). Compare that with this Richard Meier On Prospect Park listing at $3,400,000 for 3 bedroom, 2.5 bath, 2,125 sq.ft. condo, or this fully renovated 25 ft. wide, 4 floor Kane Street townhouse in Cobble Hill for $3,400,000. Of course all of these are very different, but for $3.4million, which would you choose: the views in Beacon Tower, a Cobble Hill townhouse, or a Richard Meier glass condo? Choices, choices.

I’d be shocked if they got close to asking price. The layout looks extremely clumsy w/ 4 entrances to the LR. I’m sure the 2 elevator are private keyed access- but doesn’t matter. I would guess they can’t be blocked off due to building codes or something. Why would anyone pay that price for an apt w/ an entire LR wall is taken up by multiple doors to the beyond? There’s nowhere to hang art or bookcases. Plus, it doesn’t seem too luxury to me when only 1 BR of a 3 BR apt has a bath en-suite- it really should have 2 1/2 baths. I don’t think what may be a fabulous terrace will make up for those flaws at that price, especially when you consider the other options mentioned by Dumbonyc.

Overpriced by at least 1.25Mil
It’s listed as a 2.5 baths…but where is the 1/2 bath?
360 degree views… That one porthole that faces the east river in bedroom 2 near the 2nd bath doesn’t offer much.
Anyone have a clue why the Bacon Tower and the J Condo are facing the wrong way? And the penthouses of both buildings are bass-ackwards too! Their outdoor spaces face directly opposite the river and Manhattan skyline.

In the Beacon, the smaller windows facing the Manhattan Bridge looks out to the Bridge and Empire State Building. But I think the west side offers the nicest view of the Statue and downtown.
I think it’s similar at 100 Jay where it may seem like the exterior faces the wrong side, but the views are more desirable on the glass side - downtown sky line instead of lower east side to gramercy.

1700+ per foot!?! At 85 Adams?!?
I want whatever they are smoking. And lots of it.
I saw an high flight “A line” 3 bedroom at J condo yesterday. THAT apartment was amazing. If I only had an extra $1.7m lying around, I would scoop it in a heartbeat. Plus, the wife loved it. Hard to please that woman, I tell ya.

I would choose the townhouse
by all means. this way you don’t
have to deal with all the tourist
that come to DUMBO.

BMI - not sure what you mean by J Condo facing the wrong way. The glass side gives views of lower Manhattan, the harbor and Brooklyn Bridge. Seems like the right direction to me.

Anon - Sorry - I’m talking about the very top apartments, the penthouses, where the building kind of “staircases”. The “stepped apartments” are facing 180 degrees away from the river. If you look at the building, it’s higher on Front Street and lower on the side of the building by the F train. It would have been nicer the other way around.
