New to Market: 70 Washington and 206 Front Streets (21Sept07)
September 21st, 2007
Two new condos to come on the market in Dumbo Brooklyn:

70 Washington Street Two Bedroom Condo
This loft condo at 70 Washington Street has two bedrooms, two bathroom totaling 1236sq.ft. ($849/sqft). One gripe I have with a few 70 Washington listings: I know some of these are new units, but can the listing agent post non-stock images of the units? Other stats:
- Price: $1,050,000
- washer/dryer, 11.5 ft ceilings, low monthly maintenance
- B Line unit (Photos are stock; one bedroom is interior - floorplan PDF)
- NY Times Listing (posted on 9/18/07)

One bedroom condo at 206 Front Street
A one bedroom, one bathroom apartment at 206 Front Street, Unit 6B for $828,000 ($902/sqft). Other stats:
- Sq. Ft.: 918
- maint: $618
- Taxes: $47/mo
- Indoor parking spot included
- Elliman Listing (posted on 9/18/07)

The owner or broker for the second floor, 1bdrm/1 bath at the Vista, Unit 2B for $828,000 is DREAMING! Let’s watch this price come down. No way that’s going to happen, even with a parking space included.

Not that it makes a difference on market prices, but do we know how much these units originally went for?

I don’t know what 2b was going for but I know for a fact (as I was very close to buying 4c) that the 2 bed / 2 baths were going for aprox 740k during construction.

The 70 Washington listing doesn’t list the unit number, but this line (B) was offered between 850k - 1.05million by the sponsor depending on what floor it’s on.

i dont think that 70 Wash listing is an exclusive. Two Trees used to allow all brokers to advertise the availabilities…
just another hack trying to snare an unbeknownst buyer me thinks…..

The original offering prices of the B line were $745,000 on 2nd floor to $945,000 on 12th floor before any amendments were made.

Re: the Vista listing. I don’t think it’s for 2b. If you look at the realtor’s webpage it lists the apartment as 6b which would command a higher price. This price, I don’t know, but it does come with parking….

Advertising fraudulent listings is common practice with small usually non-REBNY agents. One notorious, self-proclaimed “DUMBO specialist”, has littered Craig’s List with her fake listings. This particular agent loves to mix photographs from different buildings.

What is the “DUMBO Specialist’s” name?

It’s GOT to be that douche Lindsay who looks stoned in her pic. I can’t believe anyone in their right mind would buy anything from her. Except crack maybe.

Anyone know of any problems with 70 Washington? Several units seem to be opening up at once.

But “we love her!” -curbed.com

What a surprise, her “drug bust” mugshot is now missing from her listings and her website. Buyer beware!

Not merely using stock photos, but ones with bridge views Two Trees is doing its utmost to block in the meantime (with the proposed Dock Street building.)
