On the Market: 70 Washington Street Studio w/ Home Office
August 8th, 2007

Here’s a listing for a 70 Washington Street condo that caught my eye. There haven’t been too many listings for studios at 70 Washington since closings didn’t start until the end of 2005, which means the owners would not have lived there for two years to take advantage of the tax-free income. This unit is the popular “T-line” studio that sold out very quickly in early 2006.
- Price: $845,000 ($923/sqft)
- Maint/CC: $295
- Taxes: $12 (monthly)
- 2.5 Rooms, studio, 1 bath
- Approx. sqft: 915
What do you think of the price, crazy? or reasonable for Dumbo?

I think it’s steep. It’s certainly in-line with other prices over the past few months, but I think they are all steep. There is also 6K which is now on the market for $1.525MM for about 1500 sq ft. Pictures look like no one ever lived there. This unit was about $1.15 back in the day.

I would agree with Anon’s comment. Realize this is still a studio and while the office makes for a nice nursery, it has no windows and is not a bedroom. I agree that it’s in line with other nyc real estate and offers a building with great amenities and an amazing neighborhood. just my 2 cents. For comparison, my friend is selling a true 1 brdm on the Upper East Side (no views, old building) and it’s going for $850K.
