Townhouses in the quiet Vinegar Hill are hard to come by since there aren’t too many of them. I came across this one on the market, a 3 story, 2 family on a 25 x 70 lot. There’s an owner’s duplex plus rental. Full basement, R6-B Zoning, delivered vacant. It’s right around the corner from the quaint Hudson St/Plymouth St corner. The drawback is that it’s right across from the ConEd plant. If you’re looking for a quiet neighborhood, this area is a great place that feels like you’re not in NYC, yet it’s a 5 minute walk to noisy Dumbo.

    True, but look at the building next door. Looks like a reasonably new higher-end single family, or multiple occupancy dwelling.
  • Even if you bought it to rent out, the power plant is such a turnoff...
  • A good deal if you buid it to max square footage and condo it out with a roof deck. When all is said and done, you could probably live in a 2 bedroom free of charge. Think big.

    Hard on the eyes... hate to call anyone's home a dump, but boy this one qualifies... and over a mill, that's insane... cool area and all, but really...

    I also would be very concerned about the long term health risks of exposure to the strong electromagnetic field emanating from across the street... and an audible buzz to boot... oh lord.

    I love the area too, the Con Ed plant isn't that loud...and noise is not the problem, I'd be more worried about the intense electromagnetic field, people in Vinegar Hill wake up with numb testicles, brains soft-boiled.

    The most efficient use of this property is to obtain the max. sqaure footage and tear down the building. It is not landmarked, and pusuant to R6B zoning, one can build approx. a floor higher, and go deeper in the back yard.
    The lot next door is empty, and owned by a different person. There is no garbage in it, only the vintage truck.
    The Con-Ed Hudson Station plant is not in operation. Con-Ed has been trying to get it re-started since 2003 but thankfully litigation by NYPIRG has stalled the process.
    Please note: The electric 'grid' along Plymouth and John Streets is in operation, but is not connected to the Con-Ed plant. That grid obtains its power via underwater cable from a plant in New Jersey.

    The Coned plant is not loud at all. Because the area is so quiet, any sound in the area is magnified. you can occasionally hear some faint buzz noise when the plant is running. The lot next door seems abandoned w/ overgrown weeds and that old antique car on it. From the listing, it doesn't look like it's bundled with the home. For the same price, you can get a prime 2 bedroom condo in Dumbo, so it depends on the buyer's needs.

    I thought this place was bundled with the empty lot next door? If so, it will probably be turned into a condo development. The existing building looks like a tear-down.

    I don't think the ConEd plant is 100% operational. I heard that it is merely a back-up plant that was slated to be taken out until the black-out happened a few years ago. The plant only runs sometimes and when it does, you can definitely hear the buzz.

    Aesome view from all windows of the con ed power plant which is 20 feet away and buzzes all day long. Makes louder buzzes when it rains. Next to an empty lot with a bunch of garbage in it.

    Looks like it needs TONS of work. Too expensive.
