J Condo Ready For Move-Ins and Resales

Now that a few residents have started moving into 100 Jay Street, we’ve started to see some flippers, as first reported by a Curbed reader. As of June 18, there are four resale units on the market at 100 Jay. The below photos are from an open house at 100 Jay Street, #10A.


 J Condo Lobby

Quick notes: Lobby has nice high ceilings, lots of sitting areas, and stone and marble finishes. Lobby artwork is not yet installed.

Quick notes: Hallway is a typical ‘luxury building’ hallway painted tan. Doors are metal.


 J Condo master bedroom

Quick notes: Master bedroom is 13′10″ x 11′8″. There are two smallish closets and ceiling height is a reported 10 feet, but seems shorter. Bathrooms have nice finishings with a separate stall shower and tub.

Quick notes: Nice view of the Manhattan Bridge. Living room and dining area have a nice space, but one minor gripe: the wall columns jut out, making the room oddly shaped.

Quick notes: Bedrooms are at eye-level of the Manhattan Bridge. Windows are triple glazed and did not hear the subway or cars on the Manhattan Bridge.

    The pharmacy does not seem to be "coming soon". I walk past it every morning on the way to the F and nothing seems to have changed in months now. The Chase is much further along at this point.

    A quick note - the "flippers" are just that. They did not close and won't close prior to the resale. All transfer and related taxes are still the responsibility of the new buyer. So, essentially, if you looked at getting in last year, you can now pay $100k more and still get stuck with the sponsor taxes. Also, the windows are amazing - completely silent. The floors are beautiful, but they cheaped out on the bathrooms - shallow, smaller, tubs than the loft building in the neighborhood and with no jets. The counter tops and sinks look like all rental buildings in Manhattan IMO.

    bathrooms might have been done cheaply as quite often people will re-do them after they buy, even in a new construction building.

    Why all the bumps in the master bedroom picture - it looks like renovation where there were pipes to hide.

    The windows ARE amazing. Provided they stay closed. Hope you never like opening a window on a nice spring/summer/fall night to sleep without the AC on.

    A few corrections, the hallways may not be finished yet on 10, they are wallpapered in green and tan textured paper on other floors. The hallway floors are a mix of stone and carpet.
    As far as the kitchens looking like Manhattan rentals, I've never seen a manhattan rental with a granite countertop. And the bathtubs are not shallow, they're the deepest tubs I've had except for an old clawfoot tub in an ancient apartment I rented in St. Paul.
    People love to criticize this building, but most of the stuff that gets said is just wrong.

    10a will find a buyer. Agree with above statement though, don't open the windows. I have been in the unit - in a strange sense, it's an amazing view tying together a magnificant structure with the old DUMBO and the "new" DUMBO. It will tug at someone...

    Having lived right smack next to the Manhattan Bridge for 5 years in one of the ancient DUMBO buildings (i.e. not even an inkling of sound proofing) I can attest to the fact that the bridge is loud. HOWEVER, surprisingly you do get used to it pretty quickly. All of my guests and neighbors agreed. The first time you hear the noise you freak out. About two days later (or less) you don't notice it anymore. After a while people had to point out to me that a train was going by because I didn't notice. It becomes background din. Granted, it can interfere with TV or music sometimes if you have all your windows wide open and 4 trains are passing at once, but for the most part over time it's not as bad as people like to make it out to be. Now, the air quality and the dust/dirt is another matter...and one that should be of far greater concern. And I see the EPA sets up air monitoring stations all around DUMBO. Any idea what readings these monitors are producing?

    Gotta be the Beacon that Jalla is talking about. Those poor people.

    And BTW, Anon 11:04 is right: A lot of hate gets thrown at the J Condo that is simply false. I've seen everything from "low ceilings" (they are 9'4" on lower floors, 10' + on upper floors) to "shoddy construction" (in fact, one of the only Dumbo properties to use union labor, and the work is strong and straight).

    And as for opening windows: This is an issue no matter where you live in Dumbo, it is not exclusive to the J Condo. Only, in the J, when the windows are closed, it is literally silent. The place I was formerly in on Washington Street was much louder--even with the windows closed.

    How does this change the fact that this is the ugliest building I've seen in a LONG time.

    This was the one where the builder had to scam the community board by showing a nice one, and then changed the plan at the last minute to get yet another shitbox in.

    It looks like futuristic public housing. Kinda like stuytown in a space suit.

    I saw another unit and the quality of fixtures and appliances is better than expected, although I think the finishers did kind of a sloppy job in places like the closet interiors and corners of window ledges. Otherwise, it's basically really nice.

    I was however a little distressed at the reliance on exotic woods and vinyl wall coverings -- isn't everyone on the eco-conscious boat yet?! Geez.

    Maybe that's all par for the course, but hey, at least the workers were union!

    BrooklynBeBop, I don't think there are any exotic woods used. The cabinets are wenge stained, not actual wenge. The floors are cherry, but I don't consider that exotic.

    I do agree, things did get sloppy, especially with caulking, but it is no worse, and a lot better, than other new construction I've seen. They just don't build them like they used to.

    Are they cherry? I hope so. I saw a listing that said mahogany, and they boast "Rich stone. Exotic wood" all over the place...

    That would make sense that they're just stained oak cabinets, though. Wenge is incredibly expensive.

    Nope... he's in J Condo. Saw him moving in earlier this week, not sure if it's a penthouse, but it's definitely a high floor unit.

    Apparently he has a fake fireplace with a large mosaic picture of himself in riding gear hanging above it. I got this from one of the movers who thought it was hilarious.

  • I happened upon this website and saw the comments that the "Windows are amazing". thought you would like to know, we at Mannix took great pride in the developing a truly custom window that was designed specifically for this building. We spared no expense in materials, workmanship and preparation. We are proud of the finished product.

    As a subcontractor, I rarely hear any praise, so those "amazing comments" were welcome.

    I hope you enjoy the windows and your beautiful buildings for many years to come.
