J Condo Owners Can See Their Place

We received this email from a reader who bought a condo unit at J Condo:

“We got a letter in the mail today stating that we can make appts. to see our units beginning February 26th, during limited times on Mondays and Thursdays. The letter stated that the passenger elevators have been approved and that JCondo will be having a cocktail party for the residents on March 15!”

So today’s the day that they can finally take a look at their condo units. If anyone has a chance to go, please send along photos or a report on the place. How’s the noise level from the bridge indoors? Thanks to the reader for the insight.

    My wife and I had the opportunity to tour our unit today, which is on the 23rd floor with southern (bridge) exposure. The apartments were bare – concrete floors and plaster board walls. No appliances or fixtures were installed.

    Most importantly for us, the noise from the bridge was minimal. There was no audible car noise and a faint sound of the subway. We agreed that if we weren’t listening for the subway, we wouldn’t hear it. I noticed that the traffic and street noise from our apartment on 15th St and 5th Ave (Union Square) on the 17th floor is far worse. Also, they were doing construction work on the bridge outside our apartment, which we heard from the street and did not hear from the apartment.

    The view was fantastic; full panoramic view of lower Manhattan. The downside of the view is that the Beacon Tower blocked our sight line of the Statue of Liberty. We were disappointed by this mostly because of the hideous look of the building. From the doorways, we saw views from the other apartments on the 23rd floors and all looked stunning. We weren’t able to enter the apartments or see lower floors, so we can’t comment descriptively on them. From what we could see, the layout of each apartment looked nice, good space and light.

    The construction felt and looked sturdy (though I have no method of testing this apart from banging on walls) and the noise flow between rooms was minimal. We were pleased with how nice the HVAC units look in the walls. These are a great way to remove the hideous look of the floor units that are typically against a window in an apartment.

    bm, Thanks for the review!! Sounds like the noise from the bridge is pretty well insulated. I wonder how the lobby with the local Dumbo artist will look like.
