Vista on Vinegar Hill Progress Report (9/19/06)

In just two weeks, we’ve seen progress on the Vista in Vinegar Hill. The modern stainless steel window frames have been installed and the rear balconies are in place (not shown in pics). It would’ve been nice to see townhouses in place of this development just like the ones across the street from Vista, or the 14 Townhouses on State Street in Boerum Hill, Brooklyn which preserved the townhouse block, but the developers had a vision of “living that sets past, present and future into a seamless atmosphere offering the best of all worlds”. From Corcoran:
“A charming five block area characterized by brownstones and Belgian block streets, this exclusive enclave offers a way of living that sets past, present and future into a seamless atmosphere offering the best of all worlds. This is where you can take a walk in the park, watch a show, sample some the world’s best chocolate, or stroll through art galleries that are setting the trends of tomorrow.”
Pricing start at $550,474 for 1 bedroom, 1 bath, 898 sq.ft. ($613/sq.ft.) to $1,075,680 for 2 bedroom, 2 bath, 1245 sq.ft. ($864/sq.ft.)

These are more realistically priced that 99 Gold, which has already had to cut its original pricing. And even though only a little over a block away, it’s in a better location (closer to the subway, farther from the projects). Anyone know who the developer is? It’s not on the Corcoran site and I couldn’t find it elsewhere.

The developer is Moshe Gold (I am a buyer in this building). 1-bedrooms here actually started at just $474,000, which was far more reasonably priced than 99 Gold, and units have been moving faster (about 60% sold right now, I believe).

these are nice - I’ve looked at them as well, but I just can’t cross Jay and go out of the PS8 district. I guess new buyers over there are all planning for private school.

I liked these too and agree that the location is far better than 99 Gold. What school district are students in past Jay st?

actually, I should really do some research before I post, but I have always been told that the spilt between PS8 (up and coming school) and 307 (really troubled school)is Jay. next time I get a break at work, I’ll do some actual research and post.

You can go to the NYC Dept. of Education’s web site (http://schools.nyc.gov) and do a zone search. Interesting… It indicates that 206 Front is within PS8’s zone, but if you go down the street to 99 Gold, it is within PS307’s zone.

Thanks for the info… the line between vinegar hill and dumbo is sometimes fuzzy, it’s all one in the same to me. Being in the PS8 zone is certainly a big plus. I hear they are making great progress there.

I, too, am a buyer in this building. Closings seem to be set for Jan/Feb. It seems there are just 10 units left from 31.
I haven’t been out to see progress in 3 months. Dan–any progress shots? would greatly appreciate.
